So you have found an incredible deal on a lot in Lake Tansi that sounds almost too good to be true...well, it just might be.

If you are thinking of purchasing a lot in Lake Tansi, the first and most important thing you need to do is make sure you will be able to build that dream home you have in mind on that lot.  Lake Tansi does not have a sewer system, so the lot you purchase has to be soil tested and the Ground Water Protection Agency has to give you a permit to put in a septic tank in (you may have heard it referred to as a perc test).  No permit for a septic tank, no house.  Unfortunately, a large number of the lots for sale will not "perc" and are NOT buildable.

The person or company may not be telling you the whole truth. I have live here for 25 years and have sold real estate for 20. The lots that are not on the lakes or golf course are not very expensive. Some sell for as little as $1500. or up to $5000. But they must be soil tested first or they are not worth the paper the deed is written on.

The lots are not going to go up in price any time soon, they have sold the same price for 20 years. Lake Tanis is a great place to live. Large lake, golf course, beach lots of things to enjoy. The community is small and friendly. Lots of people are retiring to our area because of the inexpensive taxes and great weather.

There are tons of good deals and excellent lots to be had, but don't get fooled by the sticker price on some of them.  You don't have to look very hard to find very inexpensive lots online, but often they conveniently forget to mention whether or not the soil has been tested.
