Let's take  a  look at Delaire Landing Gated Waterfront Condo Market today April 2 , 2018 . What has happened in the marketplace in the last thirty days . There was a wonderful selection last month for buyers . They did take advantage of my advice as there were three sales we will discuss later  .

 

This month we  are starting  out with  three choice  in the Delaire Landing Condo community :

 

Active are two : 2BR 2Bath units with sq footage ranging from  1036 sq'-  1531 sq'  $129,900 - $208,900

 

 

Active is one : 2BR  1 Bath units with sq footage  of 992   priced  $149,900   remodeled kitchen + bath 

 

 

 There are three pending sales if you read my blog you know we do not discuss sales in escrow . These sales under contract are not public knowledge until final settlement . That is when the deed is signed all money  is exchanged and keys are handed over .

 

 

Let's get down to the important part the  Sold Condo units

there were two units SOLD both 2BR 2Bath

 

 Sold : 2BR 2 Bath $128,900 with a seller assist of $5,200  price per sq' $124.42 days on market 119

 

Sold : 2BR 2 Bath $145,000 price per sq' $139,96  days on market  7 -Sold by Re/Max eastern

It is my professional opinion we will continue to see an upswing in condo living . People enjoy the easy carefree style of living . Delaire Landing provides this plus has added the feature of security . It also has a very social atmosphere if desired .It also offers the residents cable which is another benefit .

 

 

Delaire Landing has a beautiful wooded setting . Located on the banks of the Delaware river with two swimming pools + tennis courts .  The scenery is one that would be hard to be duplicated . There is also an observation deck where you can socialize as you watch the many boats and yes ships pass by .

 

 

Delaire Landing has a Community Center for many activities .Inside you will find a gym , library a kitchen a TV room , Meeting-room . These places are set up for the residents to enjoy . They have clubs, card games , dances ,yoga  and so much more .

 

Delaire Landing is a wonderful place to live .

Just ask anyone who lives there .

Sharon Tara  Even if they are not sure if they want to sell they should know what their home is worth .  Sometimes they rely on what their neighbors say their house sold for Then I show them their neighbor also paid $12,000 in closing costs to the buyer making it a horse of a different color and changing the sale price by quite a substantial amount
