Slightly Improved Home Sales Results in Camas WA for February 2018

 Camas home sales posted slightly higher unit-volume this month. Available Inventory moved up nicely, as did New Listings and Pending sales. Here are the February 2018 highlights:

  • The Average Price Trend slid slightly, with the 3-Month Moving Average now Up 9.3% from the year before; while the 12-Month Moving Average is up 12.92%
     
  • The Inventory level rose nicely to 1.8 months (from 1.4 months) for Resale Homes.   
     
  • Approximately 29 Resale Homes closed in February 2018, compared to 27 Sold in 2017; which is 2 (7.4%) more than in 2017;
     
  • REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2017. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); down from 1 (3.7%) in 2017.

The short-term Average Sales Price for a Home in Camas dropped this month, and is now approximately $487,803; which is about $41,519 higher than the same element in 2017. This average price is 35.6% higher than the Clark County average.

Unit-sales at 23 were acceptable this month, as this is typically a low-closed-sales month.  With the very slight drop in the short-term trend line I suspect this will be the low seen for the year.

The Average Sales Prices (chart below) moved slightly downward this month, helping to make this line look like a horizontal "saw-tooth" type of action. The Long-Term line is showing softness as well:

With the average sales price in Camas much higher than the Clark County Average, we may be seeing early signs of a Plateau in sales prices for this market.  We'll be watching for this in the months ahead.

 In the first graph, New Listings rose significantly, while Pending Sales almost matched that amount, allowing Inventory to build slightly.

The second graph shows a decrease in the Average Price List Price, while the Closed prices declined as well.

The final chart shows the Average Days on Market taking a big jump, as we must of "cleared" out some of the older listings; with the Median Days on Market only slightly. As we head into the high season, I expect both of these metrics to be lower very soon.
