This is part 2 of the 90 ways to sell your home faster and for more money. Again it contains some of the important parts of what we have created to help our sellers get the outcome they desire. The first part covers the repairs portion, to see it go to 90 ways part 1.

A few years ago we came up with document titled "90 ways to sell your home faster and for more Money" to help Summit County Colorado Sellers prepare their homes to sell. It has served us and our sellers well when they follow our recomendations in the document. It is broken down into 6 categories:Carpet cleaning

· Repairs

· Cleaning

· Neutralizing

· Space Management

· Atmosphere

· Staging

I decided to put a sample of it on our blog in the hope it will help sellers not only here in the Rocky Mountain Resort region but nation wide. It will be posted in a 6 part series.

Part 2 Cleaning:

4.    Every area of the home must sparkle and shine! Each hour spent will be well worth it. Would you rather buy a clean car, or a dirty one? Would you hurry to buy a pair of shoes with mud on them? Cleaning can be the least costly way to get a big return on your investment. The cleaner your home is the better chance of selling faster and for more money.

 6.    Clean all wall-to-wall carpeting and area rugs. Clean and polish linoleum, tile and wooden floors. Wood floors should look fresh. If they look worn potential buyers may start adding up the cost of a new floor in their heads. When in doubt re-finish the floors. At a minimum put a wood floor restoring and polisher on them. Dirty grout is another problem clean and seal all tile grout lines. Buyers respect your work and feel they are purchasing a home that has been cared for.

I provide good tips for my clients in a handout. If it's a buyer, I present it to them on our first face to face meeting.  Sellers get this list when they sign the paperwork.  It does give them direction and a plan to move quickly on there purchase or sale. Nice post:)

Good tips for sellers. It amazes me how many do not keep the homes clean - but of course want top dollar.
