What Do You Say When a Buyer Asks What is YOUR Favorite?

Lately, there have been some instances where buyers have queried me: 

"What is YOUR favorite property?"

"If it were you, which one would YOU buy?"

 

It's fascinating to me that someone would lay such an important decision at my feet. 

From an ego-related position, it would seem natural that because I'm the expert, they would throw it back at me to answer that all important question. But, each person is on their own journey so, does it really matter which one is my "favorite"? 

 No. 

 

As a REALTOR®,  this could be a loaded question. When asked, I take a moment to pause. I want to give them an honest, authentic answer,not as a REALTOR®, but as a human, interested in their dreams and our newfound relationship. Our mutual welfare for their future, if you will. 

 

 

The better way to answer this is with a question: What speaks to you?" "What does your gut tell you?"

It is not about me, ultimately. AT ALL. As Invictus said: 

I am the master of my fate. 

I am the captain of my soul. 

 

This is not my journey but theirs. I am simply a vessel to get them there. God willing!

Very interesting post, Which one do I like??? Hmm hear this all the time. So my answer is this.... There are several items that appeal to me, but the important  factor is what really appeals to you.

Gayle, I always used to tell them, that it is not about me, it is not what I think , I already have a home where I live this is about where you visualize living and with that said I am happy to tell you the pros and cons of each property we looked at...keep in mind none will be perfect hence you will be able to decide which one you like best based on your likes and desires....  Now with that said this question seldom comes up in my market because you are lucky if you find one and then you need to jump on it or you miss out... hence virtually no choices...Endre

Well, my optimistic take-away is they must have several good options to need some input. That's a great spot to be in, right? Your response is perfect though, as they are the people who will be living in the home. Generally, because of our niche, folks just sort of know when the right one fits - we can generally see it when they "fall" for a house.

Yes, you often get the "what do you think" question. One could point out the pros and cons of each property I guess but ultimately they should be able to feel which one is right for them.

I’ll tell them. But I’ll also explain why. I.e. it has a nice back yard. I love to BBQ, cook and entertain my friends outside. (Then ask) Is this something you enjoy also?

Hi Gayle Rich-Boxman Fishhawk Lake Real Estate   Great blog and tough question.  I usually look them in the eye and say...#If it was me... maybe house #1...no wait...house #2...or maybe house #4...but you know...house #3 could be a sleeper".  By then they get the message and we laugh...and I say try to narrow it down and then do your pros and cons on those.

Thanks for the quote from Invictus by William Earnest Henley...one of my all time favorite poems...with incredible and numerous quotable lines in it.  The short poem was written from a hospital bed.  I strongly encourage all to read it!!

We all have our tools of the trade, Steven Beam and this works for you.  Sometimes, I find that they don't really know until they actually come out to see that one that they thought initially would work for them. Turns out sometimes that they go in a completely different direction. That's what makes for a great REALTOR®,  when you can guide them with some specific open-ended questions and listen with your gut.

I sometimes answer the question. It might be which house/area will sell better down the road? I give 'em an answer based on past history. Do you like this granite or this marble?

I really don't see the harm but they are looking for more plus points that are currently needed to make a good decision.

When there are choices, it's hard to choose but ultimately, it has to be a buyers decision. I like how you handle the question. Also, it's great buyers trust your opinion.
