It is a little presumptuous of me to think there is only one set of Best Practices in real estate, there are many. That being said, there are far more horrible practices. Let's start with...
Not answering your phone, not getting back to people, not returning calls, not doing what you promised to do are just not great real estate practices. One of the most often cited complaints is bad communication from the agent. Don't be that person.
Making an appointment to see a house with your buyer and then not showing up and not calling the listing agent who is meeting you there. That is immediate Hall of Shame material. The process of buying and selling property is just that, a process. Lots of research, lots of comparisons, lots of visits and the time that takes to visit, legal, financial, emotional issues abound. Working with a professional who can navigate the multitude of rapids that show up.
The starting line is explaining to your Buyer that being able to show a Seller you are ready, willing and able to purchase, you are not ready to make an offer. It is great to dream and look, it is fine to go to open houses and the first step in this whole process to get it really started is bank approval, or if you are using cash or a 1031 tax
exchange you need proof of funds. Show me the money the market demands.
This day has slipped by. I am not on my schedule as designated for best practices. It is time to drop back and see why and get up and do it over again tomorrow, better. Best today, better tomorrow is my Day 11 of 90 My Best Practices Real Estate 2018
