It May Be a Junk Room to You But to Your Buyers, It’s a Big Question Mark.

 

Almost every home has these two things: a junk drawer and a junk questions for a houseroom. In Florida, it’s almost a given since we don’t have any basements.

We need that extra space for our home office or crafts

However, if you have that extra room in your house that has been your office/guest room/crafts area/I- don’t-know-what-to-do-with-it room and you’re getting ready to sell your house, you need to pick what it is and make it so.

The key to selling your house is to help your buyers see the space and the possibilities.

What to do?

1.Decide what it will be.

If the room is a traditional dining room, your best bet is to turn it back into one.

If the room is one of the secondary bedrooms, then you can turn it into a bedroom, or make an office of it.

2.Don’t let it be a catch-all for your extra mismatched furniture.

Too often we grab a chair we’ve had from our first apartment and pair it with a table we were about to toss. Throw in a lamp and anything extra you had and call it done.

3.Store or toss anything extra.

If you don’t want it in your new home, why pay to have it moved? And if you don’t need it now but want it in your next home, then store it.

4.Stage it!

We often add a desk, chair, and bookcase to a spare bedroom in a home whose target demographic would welcome an office.

If you need the bedroom count, then add a bed and nightstand.

If it was previously a dining room, and there is no other eat-in area, add a table and chairs!

Don’t derail the sale of your house by letting that junk room detract your buyers from seeing the possibilities of your home.

Norma J. Elkins you're so right. Even with a basement, you need to keep it clean and neat. 

Joyce Marsh, Daytona Beach Florida you're right. If a room looks too crowded with stuff, they won't even walk into it.

Scott Godzyk the only person I know who probably doesn't have a junk room or drawer is Sharon Tara! lOL

Well this post is right on - these are great ideas. And you are so right - there often is a place where all sorts of stuff is stored...and here in CA with basements it's commonly the garage. Cars are meant to be parked in the drive, right?

Seriously though, this is a great post and topic! Should be a 'must read' for sellers. Unfortunately, many don't seem to get it - until they see someone else's

Kathy, Fantastic tips.

The one thing you touched on is "Store it"  It is well worth a seller paying $50.00 a month for a storage unit until the house sells - which will probably be shorter if uncluttered.

Lauren, I am with you 100%.  I have one of those "black holes" myself.  I visit it about twice a year and wonder "why am I paying for this?"  Have paid more in storage fees than the value of everything in there!!

Converting the room back to what it was intended to be is a great idea that won't offend the seller, at least it shouldn't.  Great advice.

I like the fact that we all have these spaces, but when it's time to sell and move out then something has to change. Find new homes for all that stuff!

People who use extra space or rooms as a junk room are really showing the buyer that the house lacks space. This is the wrong message as most people are looking for a home with space enough for their possessions.
