Marketing


Each bank owned REO property assigned to CrestREO, Sunland, is exposed to the home buying public - both investors and families looking for either that move-up opportunity or the first time buyer looking for a bargain entry REO property.  Our careful analysis of the property and the then current market conditions will help guide our efforts to the most likely audience who will make an offer on the property and close escrow on it.

Although our marketing check list is proprietary to CrestREO, needless to say it takes both print and internet advertising into account as well as the most important marketing tool in any REALTORS® arsenal - word of mouth and networking one real estate agent to another real estate agent.  With approximately 300 active real estate agents at Century 21 Crest - from each of our three Los Angeles offices - Glendale, Burbank and Sunland, we have the ability to get the word out on the street.

The day a listing is assigned to CrestREO, it is entered into the Local MLS as well as being a "Showcased Listing" on REALTOR.Com and many other Internet events are then triggered.

Take the CrestREO Challenge:  Assign a REO Property to CrestREO, in Sunland, on the same day one is assigned to a competitor, in the same market.  Then do a Google Search for the address of each properties once a day (make sure to put the quotes around the exact address), tracking your results.  By Day 10, REO listings assigned to CrestREO should outpace our competition - perhaps by 2 to 1 and by day 30 (if we haven’t sold it yet) we should outpace other REO agents by 3 to 1!  Also be sure to take a look at how many pictures each agent has available for the public to see.


SERVICES

Of course finding success in the REO world takes more than just having a bank owned property assigned to an agent and have the agent put it up in the MLS to sell it.  Successful REO Brokers must take this responsibility to a new level of service that retail real estate has no concept of the responsibilities that are placed in our hands, for our asset managers, investors and bank clients.

Broker Price Opinions


BPO's as Broker Price Opinions are referred to in the industry.  This is a tool that the asset managers, banks and investors use to seek the local knowledge of a local REO agent - offering a detailed and specialized report on the overall condition of a property and how it fits in with the surrounding neighborhood.  Market conditions, physical conditions, and everything else that is relevant to pricing a home go into a BPO.

Many times, our asset managers and banks needed the information yesterday, as important decisions are hinging on the perceived value of the property.  Should they accept a short sale offer?  Should the bank accept a low offer on their REO?  Should the REO listing be considered for a price reduction?  Perhaps the REO property for sale should it be bundled with other REO properties, from Sunland CA and elsewhere, and sold off as a portfolio of REO properties...or even sold at auction.

BPO's can be performed the same day, 24 hour turn around or a normal 3-day cycle.  Whatever you need, CrestREO is here to help.  Our standard BPO guideline follows the Freddie Mac and Fannie Mae valuation guidelines.

Electronic Reporting


CrestREO is subscribed to all of the major REO platforms, including RES.Net, REOTRANS.Com and the others in use throughout the industry.  We also have clients with their own proprietary platforms, which we are quick to learn and adapt to, as needed.

Property Access

CrestREO will use either your guidelines for lock box combos and standard key codes or use one that we use universally, when not dictated which combo or lockbox combo is preferred by our asset managers, and investor clients.

When you send your own maintenance people, appraisers, cleaning crews or inspection professionals, we will make arrangements to meet them at the REO property. 

Of course if you don’t have access to a local network of property preservation personnel, CrestREO maintains a roster of reputable professionals, in sunland CA and beyond, who are reasonably priced and perform quality services.  Yes, you can count on CrestREO to provide a final inspection and quality control to make sure that the work you have hired out is done to the same high standards as if they were working on our private homes.

Evictions

We all know that in the REO world, that from time to time, former homeowners and tenants, in Sunland and elsewhere, hold out and don’t move until the local law physically moves them and their possessions out to the street (with a court order, of course). If you have your own attorneys and processes - that’s fine; we will cooperate everyway we possibly can.

Occupied properties will be vigilantly monitored for any change in occupancy status.  On your direction, we will make direct contact with the occupant and offer them a cash-for-keys alternative to holding onto the property – allowing them to move on with their lives with some dignity…and our clients minimize their losses by taking possession of the property that much quicker.

Utilities


An empty REO property does not have to look like an abandoned property.  While properties are maintained physically, they need to have utilities as well.  Water needs to be on to maintain the landscape and curb appeal. Electricity needs to be on for safety issues, if and when the property is shown in the evening.

CrestREO is capitalized to keep the lights on and the water running.  We will put the utilities in our name, advancing the monthly bills and putting the deposits in our name.  We will maintain the proper records to seek reimbursement according to your system, following your guidelines and requirements.

Estimates

As the eyes and ears of our investors, banks and asset mangers, we report any and all adverse conditions for consideration.  There are times when a Sunland REO property is sold “as-is” and there are times when investing a few dollars into a home will help sell a home for more money in less time. 

Whenever a Sunland CA REO property is authorized repairs or renovations CrestREO will administer the request for proposal process, generating the appropriate number of estimates for the job at hand from reliable and licensed contractors and tradesmen.  Once you render your approval, CrestREO oversees the completion of the work in a professional manner and fund it, pending your reimbursement.

CrestREO will work directly with the contractors and government officials whenever there is a need for permits, certificates of occupancy and code enforcement issues, ensuring we stay in full compliance with all local rules and ordinances.

Documentation

All work performed will be documented with before and after digital photographs, relevant to the job and work completed.  Detailed work orders and expense statements will be submitted in a timely manner for your reimbursement.

Quality Control

Hi John, I just wanted to say Hi and welcome to the neighborhood. I have an office right down the street on Foothill and Sherman way. (Across from the post office).

We do property inspections and as well we have sister companies who perform mold inspections, chimney inspections & sewer line / drain line inspections. I hope that you'll keep us in mind as an inspection company on your transactions.

Please let me know if you would like us to come by an office meeting and explain to the office what types of situation we inspectors are running into when we inspect REO/Foreclosure properties.
