The Best Real Estate Agents Are Not Cheap
What a week it has been! Spring has sprung in the Bristow, VA marketplace and sellers are finally contacting agents to list their homes. Those that contacted us earlier in the year and are already under contract are at a great advantage. Sellers that list prior to May usually get higher sales prices than those who list when school is out. Why is that? First of all, there's more competition. Secondly, buyers are heading out for vacation when school is out.
Of course, when you list with a top Bristow Real Estate Agent like myself, you are always going to be more likely to get a higher price for your home than your competitors. That's what more than a decade of experience and extensive local market knowledge get for you. And the appraisal training I got when studying for my broker's license, well that's something that pays off time and again for my sellers.
Last week, I was with some Bristow home owners looking to sell in a specific time period. Despite having been referred by a past client, they believed that all the agents they were interviewing had equal skill sets. Don't get me started. After thirteen years in this business, I can tell you that the vast range between outstanding skill sets and poor skill sets in the real estate industry continues to grow. One thing about great real estate agents is that they continue to improve themselves and they know their worth.
After going over comparable sales with these owners, and hearing their desired list price, it became evident they were certainly going to need an agent well versed in appraisal, in order to avoid value problems. Getting buyers to agree to pay a particular price is only half the battle. Getting the home to appraise by their lender is an entirely different ball game.
My experience level was all well and good in their eyes. Dare I say, these owners were ready to sign on the dotted line until they saw what I charge. They halted the conversation and said, "Well every other agent that's been in here and talked to us is willing to work for 60% less. If you aren't willing to work for the same amount, we have no reason to list with you."
In short order, I began packing up my presentation and explaining why I am worth every penny that I charge and why they should seriously consider what I bring to the table that the other agents didn't. This is when I showed them my market stats and told them how I have had only one appraisal problem since 2010. How I have met appraiser after appraiser at my listings to be told at the door step that there was no way the house was going to appraise for the sales price in the contract. Each and every one of those appraisals with that door step doom's day prediction came in at sales price.
Sure, you can hire a cheaper agent to list your Bristow, VA home. Just don't be under the illusion that you are getting the same extensive skill set that you get when you list with me. If any results will do, then any agent will do. When you are reaching for the top of the market, you better have a top Bristow Real Estate Agent like me leading the charge.
