The Best Real Estate Agents Are Not Cheap

What a week it has been!  Spring has sprung in the Bristow, VA marketplace and sellers are finally contacting agents to list their homes.  Those that contacted us earlier in the year and are already under contract are at a great advantage.  Sellers that list prior to May usually get higher sales prices than those who list when school is out.  Why is that? First of all, there's more competition.  Secondly, buyers are heading out for vacation when school is out.

Of course, when you list with a top Bristow Real Estate Agent like myself, you are always going to be more likely to get a higher price for your home than your competitors.  That's what more than a decade of experience and extensive local market knowledge get for you.  And the appraisal training I got when studying for my broker's license, well that's something that pays off time and again for my sellers.

Last week, I was with some Bristow home owners looking to sell in a specific time period.  Despite having been referred by a past client, they believed that all the agents they were interviewing had equal skill sets.  Don't get me started.  After thirteen years in this business, I can tell you that the vast range between outstanding skill sets and poor skill sets in the real estate industry continues to grow.  One thing about great real estate agents is that they continue to improve themselves and they know their worth.

After going over comparable sales with these owners, and hearing their desired list price, it became evident they were certainly going to need an agent well versed in appraisal, in order to avoid value problems.  Getting buyers to agree to pay a particular price is only half the battle.  Getting the home to appraise by their lender is an entirely different ball game.

My experience level was all well and good in their eyes.  Dare I say, these owners were ready to sign on the dotted line until they saw what I charge.  They halted the conversation and said, "Well every other agent that's been in here and talked to us is willing to work for 60% less.  If you aren't willing to work for the same amount, we have no reason to list with you."

In short order, I began packing up my presentation and explaining why I am worth every penny that I charge and why they should seriously consider what I bring to the table that the other agents didn't.  This is when I showed them my market stats and told them how I have had only one appraisal problem since 2010.  How I have met appraiser after appraiser at my listings to be told at the door step that there was no way the house was going to appraise for the sales price in the contract.  Each and every one of those appraisals with that door step doom's day prediction came in at sales price.

Sure, you can hire a cheaper agent to list  your Bristow, VA home.  Just don't be under the illusion that you are getting the same extensive skill set that you get when you list with me.  If any results will do, then any agent will do. When you are reaching for the top of the market, you better have a top Bristow Real Estate Agent like me leading the charge.  That's how you get the best results.

Less expensive, inexpensive, reasonable or competitive but never "cheap"

Good morning Chris Ann,
Most people don't have a clue how many layers and details are involved in the marketing and sale of a home.  Usually, they get what they pay for and often much less when they try to go cheap.

Great post Chris Ann Cleland In the absence of value, they always go to price. You were smart to demonstrate your value and your uniqueness. Hope they hire you!

Cutting corners can always cost us in business and trying to be cheap will just cost more in the long run as a result of less returns.

Great Post, Chris Ann Cleland. Definitely 'get what you pay for'. Continuing education is a must - especially when it's optional things of interest!

Hope you got through to these sellers and ended up with the listings in the end.

Chris Ann I agree with you 100% I have packed up face to face meetings as well as over the phone discussions when sellers had a different perspective... I always have to laugh when two years later they come back to me and ask if I would sell their land...and my answer is sure provided at my list price and at my terms...Endre

Hi Chris Ann

When you want cheap you get cheap, and that's short sighted and a tough lesson, and wasted time.

Hi Chris - This is a a great point to make. People tend to want to short change but they end up falling short in the long run. If people don't know how to sell their service then how can they sell a home? Happy Monday!!

I heard a horror story over the weekend about sellers who chose the agent in town with the lowest commission. A year later, said home is still on the market. I wonder if they got what THEY paid for!!!!

I wish we had a big gun like you in our market. My son has a rental property that he wants sold. Maybe some day the right person will accidentally trip over it and that will happen.

Everbody wants the best value for the lowest cost but at what cost? If consumers aren't aware of the values of a product or service, most if not all would make their decision on cost. However, it's up to the professional to determine if educating the consumer about an opportunity is appropriate. Sometimes, we must simply walk away and seek the next opportunity.

All of these comments ring true. I lost a listing to a discount agency because they charge less. I'll be curious to see what the house actually sells for to see if the owner gets less than what I could have sold it for.

I always track a property that I don't take as a listing.

It is always on the sellers unreasonable listing price or their insistence on a low commission.

I know they will find an agent to take the listing.

But, everyone of those properties are on the market for months. Some go through 2-3 different agents. Many, are withdrawn and 2-3 years later the owner is still in that property.

Most of the sellers thought I was trying to put one over on them when I tell them the facts about selling a house.

Thanks for sharing.
