Strategies for getting your Offer Noticed, the Golden Rule is Important
The weather is still cold and snowy, but the market for homes in Stevens Point and Central Wisconsin is very Hot!
Plenty of offers on homes in many price categories
and a smart buyer and their agent will do well to follow a few Golden Rules for Buyers.
Following the Golden Rule is always a good strategy.
If you were a Seller, what would you want to see in an offer?
1. Clean up your Offer
- Agents, I know that you would like to protect yourself and your client from every possible thing that could ever happen and have the seller pay for it, but that is not going to happen, let your client know that the inspection is for informational purposes only, not an excuse to renegotiate.
- Today's seller will not let you nickel and dime them after the inspection, don’t even bother asking.
- That inspection was for informational purposes only, not an opportunity to renegotiate the price.
- Don’t ask the seller to buy you a home warranty, if you want to waste money on one then get out your wallet and buy one.
- Don’t ask the seller to wait until you sell your other home, if you are not confident that it will close then why ask the seller to gamble on it.
- There are dozens of other silly things that buyers agents like to tack on, remember that the seller may “Just Say NO”
2. Be Prepared to convince the seller that you have the ability to close.

PROVE to the seller that you are ready to buy!
- A cash offer with Proof of Funds is best.

If financing is needed then...
- PreApproval by a reputable lender is essential
- Preferably one that is well known and trusted.
- And remember that at a prequalification is garbage and that there is a difference between a pre qualificatin and a pre approval.
3. Be Nice, the most important rule
- In desperate times bullying your sellers may work, but not now, sellers will just tell you to go home.

Treat the seller with respect
- Don’t insult their intelligence
- Treat them as someone to work with, not as an adversary and you can work on a Win Win deal.
Remember that Sellers are there to sell a home, but not if they despise you, so follow these simple rules and you may just have a new home for your client.
