I just wanted to make a little fun of the agents that have "Top 1%" or "Million Dollar Producer"  on their cards.

I love these "awards" or titles. I get a kick out of them.

Lets start with the "Million Dollar Producer." A friend of mine saw this on somebody's card and was like "wow," they actually thought that it meant something impressive. They thought the agent was a millionaire! I pointed out that all it meant was that he sold $1,000,000 worth of property in 12 months. So in the DC area, if they sold two condos, one condo for $495,000 and another for $505,000, they would be able to use this title on their card.

 What a croc.

And the "Top 1%" is a little better. But first, have you ever seen a "Top 2%" or "Top 3%?", how about "Top 10%", or "Top Sweet 16%"

With reports showing that the average Realtor makes $17,000 a year, mostly due to the overwhelming number of weekend warriors, at what point is comparing yourself to that, considered impressive? I guess it is impressive if your clients are clueless to how everything works.

Also with there being 1,000,000 Realtors, the top 1% is actually "Top 10,000," but I guess that doesn't read as well.

Has anybody had that title on their card and removed it since they knew it was fluff (in some areas where homes are priced higher and EVERYONE has that on their cards)?

Sincerely,

Frank Borges LL0SA

"#1 Realtor, based on sales volume, in America Under Age 30 in 2004"*,

AND this was in my FIRST year. (that is technically true)

* This is actually true. Technically there was no award for this, but with my $75M in sales volume in my first year when I was 29, that made me #1 under 30 across all companies. So that title is "self proclaimed"

How does that go? If you can't overpower them with your presence, then baffle them with your bull----. I had million dollar producer on my card in 1985. I took it off because, to be relative, it should be 15 million dollar producer.

I agree with David-15-20-25 years ago $1M producer meant something but it seems today you don't even get on the map until $10M

I liked your post.  It sure is interesting what people perceive.  By the way, I have an alligator behind my house that bears a striking resemblance to the photo in your blog.  He bothers no one and jumps in the water if I open the door.

Frank, One of the local boards that I belong to has an award ceremony dinner every March where they parade the top 20%, then the Top 10%, then the top 5% on stage to get a piece of paper. Then they have the top 10 in transactions each parade up.

It's almost become a game, who can credit themselves with the most transactions.

I saw a print ad the other day in which some agent ballyhooed the fact she was Realtor of the year in 1992. Heck, I was Lion of the Year in 1976, but I don't put that in advertising.

Too many people live in the past, it's too bad they can't see 2 days into the future.

To a Buyer or Seller "I am #1", "I am the Best", "I am a Trillion Dollar Producer" means NOTHING!!! The question they have is "what are you going to do for me and how much is it going to cost me?". I put my money were my mouth is with my Performance Guarantees. Simply Put!

I guess everyone has a different way of Marketing... I do not sell the consumer on my awards...or my designations or how much I sold last year.  But instead I feel it is better to tell the consumer what type of services I am going to offer them to help them invest in the home of their dreams.

I think it is great what you have accomplished, Frank!

I agree with your post and find it quite funny some of the marketing technique's some of us use in the market today.

Hi all. Everything has its wonders, even darkness and silence, and I learn whatever state I am in, therin to be content I am from Britain and learning to write in English, tell me right I wrote the following sentence: "Here are some preschool craft activities for mother day that will most certainly make it a day to remember." Waiting for a reply :p, Paz.

Self Procalimed or not $75 Mil is impressive in any market.  Here a good sale is $150K...so for me to hit my $10 Mil this year, I have a lot of transactions to close...
