In southeastern Wisconsin, and many other parts of the country, Radon gas is prevalent and if a property does not have a mitigation system in place, a radon test is very often included in the offer to purchase. Most properties in southeastern Wisconsin have basements...often with elaborate finishes from media and game rooms to wet bars, kitchens, offices, bedrooms, full baths, saunas...every square inch of the house that can be used is...for things other than just storage or the laundry room. All the more reason to include a radon test in an offer...OR ...have your home tested for radon if it does not currently have a mitigation system.
When a house is tested, the meter is usually placed in the basement where it remains undisturbed for a couple days and then the results are read. Radon is a gas and the levels will vary during any given time period. If the average exceeds the governmment's recommended level.
Radon gas is created fron the natural breakdown of uranium in the soil, rock and water and moves through the ground and into the home. It can come n thru the sump pump, cracks in the foundation AND thru well water.
IF the property is located in an area where levels of radon are higher...it can also enter through windows and floor drains....which do not have to be in the basement...this can be in a condo or home that does not have a basement.
While this may not be a "glamorous" part of a home....getting a test and if necessary, having a mitigation system installed is a good investment in your health since some research indicates the presence of radon can be linked to some kinds of cancer.
Just because your home may have had a test below the recommended goverment standard at one time...Remember radon is a gas and that level can change at any time. There are monitoring systems that can be installed as well to protect you from changes that may occur in these levels.
Home radon tests...as opposed to those done by professionals have been shown to have varying degrees of effectiveness and we recommend having the test done professionally.
