This may happen sometimes.

A buyer stops by at the open house stating that his agent is coming.

And here comes two agents to claim that He is his buyer!

Though I am not a proponent of the open houses, I do end up hosting an open house once in a while.

At open house, I do have my laptop on and all the current MLS information available to all the guests. And, not to mention, my spreadsheet on my laptop where guests sign in - let me call it 'Guest Registry'. (It is not so easy to decode the writings of some of the guests, sometimes 's' becomes '5' or 'A' becomes '4' and much more...)

So here comes one of the guest at open house. I do ask him to sign in. A single guy with a desire to move in this neighborhood, likes the home but may not buy immediately and may wait till early next year.

One of the column in my guest registry is the name of the agent, his/her contact number and the office he/she works at.

This gentleman provides me with a name. I search in our MLS and show him the picture of the agent. He says, yes, that's her - have seen few homes together but haven't found the right home. (Of course, I was talking to myself - THIS IS THE RIGHT HOME FOR YOU, SIR!).

So, Open House ended on a successful note - two guests working with agents, loved the home so it's easy for me to follow up. Two other guests, do not have the pre-approval, just started etc - so may be, not the right time or right home for them.

My usual practice is to call or email all the visitors and their agents (if they have a representation) to request a feedback - mostly email.

Later that evening, I sent an email to the agent, requesting a feedback from these agents. One of them informed me that her client already liked another home and will not go ahead with my listing. Fair enough. 

No answer for a day from another agent. Another email to her - hoping that the first one may have been in spam folder. No answer once again.

Next morning, I picked up the phone and asked her if she received my emails. She hesitantly said, "yes, but I don't know who you are talking about".

I was little surprised and gave her the details of the client, mentioned that he insisted that you are HIS agent.

She politely replied to me - I wish all my clients are like him...I wish HE was my client...alas, he wasn't!

At this point, I surely do not know what to do!
