I know it's supposed to be bad form to cross-post on blogs, but I think the message here is important and I writeonfivedifferentblogs as it is ... I'm just not that creative! With that pseudo-apology out of the way, I'd encourage you to head over to VARBuzz.com and read "The Public Is Watching Us Beat Ourselves Up". I got to thinking about how Dual Agency affects a lot more people than just the consumer, and I'd love to hear your thoughts.
As an aside, if you're not reading VARBuzz.com, the blog sponsored and written by the Virginia Association of REALTORS you're really missing something sweet. And if you're a member of VAR and you're not reading, well ... WHY NOT???
Jeremy: Your opinion on Dual Agency is just that... your opinion. Every one of the fifty states has their own set of rules on how real estate is to be conducted. Dual Agency, if allowed by the state real estate commission, can either be done ethically, or be abused... depending on the people involved.
Bill - Thanks for commenting. Since you're involved primarily with 1031s, you have a different perspective. Do you see an increase or decrease in the number of dual agency transactions? How does a DA transaction affect the way you handle the 1031 (it may not affect it all, just curious).
Karen and Vickie, you're right - it IS just my opinion. That's what's great about a forum like this, I can post my opinion and people can post theirs. Am I correct in assuming you disagree with the post? I'm not here to argue about it, it's simply my opinion that a single agent dual agency scenario prevents the industry from providing real value to the consumer. You're right, Karen, every state has different rules and regs ... I thought I had posted it in VA groups only, but apparently I screwed tht one up.
From your comment, is it safe to assume that you are an advocate for Dual Agency?*
This isn't a baiting question necessarily, but what are your arguments for Single Agent Dual Agency? How does the consumer benefit?
* I have long advocated against Dual Agenc, but am always looking for the counter argument, as I appreciate others' opinions and the opportunity to learn.
