Who do you trust, buyers? How about you, sellers? I just did a dual agency transaction. My seller wasn’t thrilled. My buyer wasn’t too concerned. Do I care? ABSOLUTELY!
Well, I think everybody’s happy. I’m not sure. Paranoia runs deep. When we do a dual agency transaction, we Realtors have a duty to the sellers and buyers to make sure everybody’s on the same page.

Dual Agency is allowed in NY, as long as the buyers and the sellers both agree to it. However, I believe "Designated Agents" would be the best method of practicing Dual Agency.
I agree, Dual Agency can sometimes be a little tricky. Dual Agency is legal in my State of Virginia as long as it is fully disclosed. When the transaction went to closing you have successfully done your job. I'm sure you did a good job otherwise it wouldn't have closed.
