I'm not going to tell you that all my listings sell in 22 days. . . but after studying of what we did right, I saw several things that may help us in the future to be a better listing agent. After all, your clients depend on you to do the right things. .sitting there with a listing that will not sell, is not helping anybody.

If you are afraid to answer the phone when your client is calling you?

That's not good !

Are you afraid to make a call to tell them once again. . no sale and no one is visiting the property

That's no good !

Take the bull by the horns. .and maybe pick a few tips in this "Anatomy Of Selling a Home in 22 Days"

Step #1

The listing presentation:

My main focus was stressing my client, we are in perilous times and he needed someone that will give him a clear vision to sell his home. To put him in position to sell and give him a chance to finally relocate to NC . . .after all that was his plan.

After getting the listing agreement signed, I pointed out several items that MUST be fixed before putting the home in the market.

I hired an stager to give them the advice that I couldn't give and he readily agreed. .

This was the first few weeks:

"Fernando, do we have to paint the bathromm wall too?

Yes you do!

"Fernando, do we have to fix the door in basement too?

No, don't fix it. . REPLACE IT!

After a while, they got the hint. .

Should we fix this???

Yes we should!!!

New paint, new carpet, new wood floors, new basement door, repair the front steps. . .

renting a storage place and taking boxes and boxes and  boxes of things that they will never miss. .

and then the house was ready to put in the market.

Except the price. . .

Yes, we agree in a price in the original listing agreement but. .

Now that we have the final product. . let's go out and compare. .

I told my client, I'm coming over there and we are going to pretend we are buyers and we will visit at least the TOP 3 competing properties in the neightborhood and only then we will set the final starting price. .

Agree?

It took me a while to get comfortable being firm with sellers but it does work in the end.  They do what they need to do and the house sells.

Good tip. I have mentioned to sellers that they should pretend to be buyers and ask what they would offer for their home. It does not work.They always think their home is worth more.

Very thorough and yes I agree a good approach.....you must have very cooperative Seller's, that come's from them trusting you......

I think if you have cooperative sellers this works and works well.  Then you have the other types that say "I'll just take it of the price of house"  

Fernando I like the approach.
