This is part 3 of the 90 ways to sell your home faster and for more money. Again it contains some of the important parts of what we have found to help our sellers get the outcome they desire. The first 2 parts list some highlights from the Repairs & Cleaning portion of the series, to see them go to 90 ways part 1 and 90 ways 2.
A few years ago we came up with document titled "90 ways to sell your home faster and for more Money" to help Summit County Colorado Sellers prepare their homes to sell. It has served us and our sellers well when they follow our recomendations in the document. It is broken down into 6 categories:
· Repairs
· Cleaning
· Neutralizing
· Space Management
· Atmosphere
· Staging
I decided to put a sample of it on our blog in the hope it will help sellers not only here in the Rocky Mountain Resort region but nation wide. It will be posted in a 6 part series.
Part 3 Neutralizing:
9. Be cautious about selecting colors when painting or replacing carpeting. Paint should be neutral for anyone's color palette. Earth tones are always nice but be careful to limit your bold & darker colors they may not work for a buyer and darker colors can make rooms feel small. Your objective here is to make your home appeal to the largest possible buying segment. Ask yourself, "How many of the available buyers would be able to move into your house with their furniture and not have to replace the carpeting?" Position your home on the market to be as livable to as many people as possible, and allow the buyer to mentally picture the home as theirs.
10. Personal items, decorations and pictures are advised to be put away while your home is being shown to potential buyers. Buyers want to picture themselves in the home not another family. Forget your personal taste . . . the "market" is always demand driven! The average buyer will have a hard time looking beyond blue carpeting and bold wallpaper and a home that is very personal to you.
