Getting Started
Documentation
Needed to List your Property....
Your agent will need the following
documentation: Warranty Deed, recent tax bill, HOA docs,
Mortgage statement, Termite letter or bond, Seller’s
disclosure, utility bills, Survey , Lead base paint
disclosure if the property is built prior to 1978,
Seller’s narrative (optional), Exclusive Listing
Agreement. A key to your home should be provided to the
agent to put in the lockbox. Your agent will provide
you with a CMA, and Net Sellers Sheet.
Step Two -
Creating the Marketing Plan
Creating a
Marketing Plan....
Your agent will: walk through your
home and suggest repairs and improvements, provide a
list of suggestions for staging your home, take
pictures, install a lockbox, and place a yard sign in
your front yard. Prepare a time line.
Step Three - Marketing
your Home
Marketing Your Home....
Your agent will: Load your home on
the first multiple listing service (FMLS), enhance your listing on
Realtor.com and the company website. Create electronic
flyers, and email the flyers to agents and the company
registered users list containing 4000+ email addresses.
Submit listing to buyer driven websites such as, Trullia,
Activerain, Google, Backpage, etc. Include property on
company paid “pay per click” on Google.
Create a webpage, Press release. Research buyers for
this property, submit a subdivision post card alerting neighbors
that your home is for sale. Stage House for showing.
Step Four - What we do during the listing
period
What we Do During the Listing Period....
Listing review every 30 days to
make sure the price still accurate, organize an Agent Caravan
Campaign, Schedule an Open House Campaign, Buyers Campaign: email
invitations for each event, advertise the open house on FMLS, Realtor.com
and bloggs. Provide an activity report to seller showing feedback from agents.
When the house is shown, request feedback form the
showing agent. Follow up Q&A of buyers, addressing
buyers concerns.
Step Five - Recycle the whole Marketing
Process
After 60
Days, We recycle the whole process....
If your home is not sold in 60 days, we
recycle the entire process, from reviewing the
price to checking the advertising campaign. If
we do have changes, we immediately notify to agents of
those changes.
Step Six
-Property Under Contract/Due Diligence
When your
Property goes Under Contract....
When your home goes under contract, here is
what you should expect: Negotiate any repairs
that might need to be done during the Due
diligence period, verify that the buyer has the
necessary funds to close your home, remove any
financing contingencies, buyers should have
completed and appraisal and have done a title
search on your property. Once all of this is
completed, you should here from the closing
attorney asking for the following: Mortgage and HOA information
if in a subdivision that has an HOA, set
time for the closing and START PACKING, schedule your
movers.
Note: If you are buying a home, this is
the time to finalize searching for your new home and write
the contract to purchase oyur new home.
