Contingency Staging Continued

Home Stager with StageStruck

I have heard from a lot of realtors who like the idea of us stagers being paid after the house sells. What is so different about stagers is that we don't sell the house; you do. If we were responsible for selling the house then we would realtors and not stagers.

Stagers decorate the house and show it with its best features while realtors SELL and I repeat SELL houses. Our services are just like the painter, electrician, and so on. Do they wait to get paid when or if the house sells. No!

It is your job to sell. That is why it makes more sense that you should wait to get paid when the house sells; not us stagers. We help you. Sometimes you need a stager and our trained eye to let you know why the house is not selling. Not all realtors know this. We do. Stagers have an ability to look at a home and tell whether or not the paint color is right or wrong, or if flowers will add the spark that is needed to improve curb appeal. Realtors do not go through the training of decorating. Most of us stagers have either studied or read numerous hours on decorating.

Sometimes, the house will only sell if it is staged. Stagers want to help everyone involved with this home. We want the sellers to be less stressed and we can help. We want the realtor to be able to get a big commission and not have to spend any more of their moeny than necessary on advertising this house. We want the sellers to able to get the most money they can from the sale of their home. Does this sound like we should have to wait to be paid. Our services are completed before the open house. Our services also include destaging. Since we have finished our work, doesn't make sense for us to be paid?

Why do we have to wait to be paid? We are not selling this house. It would be different if we were selling this house, but we are doing a service which should be paid for when we are finished.

This is a real touchy subject especially now. REAs have to wait to get paid... sometimes after months of work only to be dropped. Your target needs to be to homeowners and the general public. It needs to be a win, win for everyone and not just big payoff for the REA. You may want to change this to members only and not public... just my 2 cents.

Sheila - When I started my company I offered a Pay At Your Next Closing option that allowed a total of 90 days to pay for the service. It worked great. I just ended it. Now, wouldn't you be billing the homeowner anyway? Why bill the REALTOR?
