The company I was recently affiliated with used call capture.  It was provided by the owner of the company.

After leaving them I searched for a new provider and found a good one that is both cheaper and a lot easier to use.

Using call capture in listing presentations makes a unique value proposition to the sellers.  I demonstrate it live, right in their living room....you should see the reactions on the faces of the sellers. 

Recently I have begun to experiment with using it for converting FSBO's.  In my correspondence with them I pre-make a recording and then mail them the "use it for free" letter and then wait to see who calls it and is interested.  Now I don't have any statistics yet as these letter should just be arriving at the FSBO homes but I have had one to call the line...how do I know?....it captured their information and sent me an email. 

I am really hoping that this will be a positive first step in obtaining more listing clients.

We are going to implement call capture shortly as well - specifically the ProQuest brand.  I really want to narrow down our marketing dollars - we 'think' there are some things working that we would never have guessed are working, but I need facts, not thoughts.

The company that I worked for before used Proquest.  It is not a bad system but the prices are a little high to me.  The problem I found with Proquest was that you had to call the 800 number to create your recordings thus incurring charges with no benefit.

I found a company called 877Infoline, they do have a website, that was not only cheaper for the monthly fee but also the per minute billing.  I also have the option with them to upload my recordings as a WAV file through my computer thus incurring no charges...immediate savings there...you would not believe how many times you will mess up the recording and have to do it over and if I were doing it through the phone that could lead to a dent in my budget.

If you decide to use a company where you can upload a WAV file, do a search for a program called Audacity.  It is a recording program.   Windows media player can do it but only allows something like 60 seconds...most of my recordings are almost 2 minutes. 

The 800 call capture services also allow the caller to press a number and directly connect to you BUT there is an extra charge for that so be aware if that is the situation.  This is a good excuse to ask them for their name and number so you can call them right back thus populating your contact record.

I can go online with the company I use and see and hear my voicemails without ever having to call the number unlike with ProQuest.  

Just consider the options that are out there so that you see the differences.

Hi all-

We've been utilizing ARCH telecom for our IVR program for the past year.  I see the leads that come from this much like an internet lead--one that has to be nurtured and with a relatively low conversion rate but a tool nonetheless.

We cross reference the leads and put them on a drip campaign in Top Producer.  We've been able to add 5-7 additional transactions in year 1 to our closings from this source.

I agree with Jeffery, it's a great listing tool.

Any hints from the group as to how to enhance the conversion ratio for us?

I have been using Arch Telecom for a couple of years. Thier per minute rate is a little higher .22 per minute billed in 6 second increments. However they do not charge any extra for leads generated ie caller info that is provided, direct connects, forwards etc. are included in the one monthly fee of 30.00 address look up is 2.00 extra per month. We average about 50 calls per month and are able to convert an average of 1 transaction per month out of an average listing inventory of 15. However we add about 5 contacts to drip campaignes / database per month. Our average bill per month is 50 - 70 dollars.

 We are going to start offering the service for free to FSBO's to use.

Does anybody have any succes stories using it for FSBO's

We use proquest and for what you get the prices are reasonable. I think it is a good tool but am really concerned about the do not call.

Hello Jeffery... I once used Arch Telecom for call capture. At the time I started this I was one of only a hand full of agents in our area using it. I did gain a few sales from it. Of course sellers loved the idea as a way to immediately capture a buyer lead. After a period of time this cought on with many agents... then it became a thing of who called back first as they have called may of these call capture numbers and honestly don't even recall what home they called on. I started running property domains and seem to get great luck with this as well. Sellers love to see they have their own web page.

 Not to say call capture does not work...... I just decided to eleminate it. There are pit falls these days with the DNC list. of course for a fee..you can get DNC numbers noted.....

CAll capture is awesome however don't bother to spend the money unless you are going to be fully trained or have buyers agent fully trained

I used 24/7 which was great.  It cost $60.00 but I shared it with a bank so I paid $30.00.  Bank has pulled out so the account has been closed.  One great way to use the 800 number is in a classified ad.  That way you don't have to use up a lot of line space in the ad with words.  The ad will be cheaper.  It was fantastic.  I had one caller ask me if I was hiding in the bushes because he was still in front of the property when I called him back.  Got him under contract and closed in a month.

As for the do not call list... if they have called you first then you can return the call.  Technically they have called your 800 number even if they don't leave a message.  Also, if they have a private number somehow 24/7 can still capture the number.  I liked it.

Be sure when searching call capture companies that you select one with 24 hour support, an online web interface, and integrated contact management system.

I also use 24/7 Call Capture. They are great! It costs about 60 bucks per month plus my usage charges, but it even comes with a design studio to create my flyers and ads. I get a personal trainer who does everything for me as well. The best part is everything is month to month. There is no commitment and i can cancel anytime. I would hate to be locked up in a year contract...

My office used to use a call capture 800# (don't know what company).  And then we upgraded to cellyourlistings.  This service provides the same info but then sends PICTURES to the buyers cell phone!

Add that to your listing presentation and show it to a seller in his/her living room.  This thing has landed me two listings in the past 3 months all by itself.

We use www.Smartsalestools.com it gives you call capture and status reporting fo $20 an agent month. Leads are 25cents, really no per minute billing. It is the best bang for your buck by far. We eventually upgraded to an unlimited office accounts for $100 a month....after we pooled a few agents together.
