It was a picture-perfect day a few years ago when I took a seaplane ride and we circled Pacific Heights, with Lafayette Park in the foreground.
Pacific Heights is a highly desired part of town, with a wide variety of housing styles, from mega-million mansions, to charming Victorian single family houses, condominiums and apartments.
Today I took a look at 3 very different condos in terms of size and price, but all located in Pacific Heights within a few blocks of each other.
From each, one can walk to 3 different shopping districts (Polk Street, Union Street, and Fillmore Street), the CPMC hospital and medical offices, the historic Haas-Lilienthal house, Whole Foods, Trader Joe's and a wealth of other destinations. And of course, beautiful Lafayette Park beckons one with its bay views, dog park, children's playground, tennis courts, and picnic tables and benches tucked away if different areas of sun and shade.
First, 1854 Vallejo Street - Unit E is a spacious half-floor condo with high ceilings and beautiful architectural details and a remodeled kitchen. This south-facing unit has 2 bedrooms, and 3 bathrooms, plus an office/den, parking for 1 car and additional storage. It is currently listed for sale by Paragon Real Estate Group for $2,349,000. This is elegant, old San Francisco luxury living!
From there I visited 1818 Broadway, a newer1-bedroom, 1-bath condo located on the second floor. The elevator takes one from the garage, with 1 parking space and storage, to the community laundry room and all the way up to the roof deck, with sweeping views of the Golden Gate Bridge and northern waterfront. This unit has a dining area, an office space, wood burning fireplace and a south-facing balcony. Listed for sale by Faira at $798,000.
The third condo is 1963-A Clay Street. This unit is a ground-floor studio located near the back of the building. I found it to be light and cheery, with large windows overlooking the adjacent lovely garden, and a spacious 510 sq.ft. A combo washer/dryer is in the unit. There's no parking here, but with a WalkScore of 95 and transit score of 93 (MUNI #1 California stops at the corner) life is easy without a car. A bonus: Lafayette Park is 1/2 block away! Listed for sale by Compass Realty, the asking price here: $549,000.
