DAYS ON MARKET

 

Many real estate offices will provide recognition to the agent with the most sales or to the agent with the most listings for a given period of time, perhaps a month.  When that agent's picture and name show up in a weekly advertisement for that office, it can potentially lead to more business for that agent.  In many cases when we go on a listing appointment, the seller will ask about what and how much we have sold.  It can be helpful in our presentation to show our awards.  However, I have found that many sellers will also ask about days on market.  It is good that you have listings and sales, but how long does it take for you to sell those listings.  In many situations, the time to get a sale is just as important as the price for the seller.  Remember that the longer that the house stays on the market the more it is costing the seller in holding costs and preventing them from moving on to the next stage in their life.  If a house is incorrectly priced, we can change it to the right price very quickly, but if we have spent excessive time on getting a sale, then we can not get that time back.  This is time that was not only lost to the seller, but to the agent as well.  If an office has an agent who has figured out how to get houses sold quickly, then maybe there should be office recognition for that just like sales and listings.  There are things that are important to the office and the agent in regards to making money, but in the long term those things will disappear if they are not in line with the customer's goals.  Creating recognition categories can potentially have a negative impact if you are not careful.  For instance, one can achieve a lower days on market number by having a lower price for the house, but the seller wants both a low number of days until the sale and as high a price as possible, which are potentially contradictory.  Nonetheless, days on market is important to the seller and may be worth tracking.
