7125 Allens Park Drive - Colorado Springs Real EstateYay! We got an offer on a home that we have listed in Colorado Springs.

This is really awesome!  We listed this home just a couple weeks ago and have had a boatload of showings, and now an offer. Our Sellers are very happy, to say the least.

See, they had been listed with a different agent for the last 6 months, and had almost no showings, let alone an offer.

This is all so wonderful! A great "story for the books" in the world of real estate. But, this is more than a great real estate story.

This is a testimony to how Active Rain has impacted our business.

A couple weeks ago, Derek answers the phone. The lady on the other line starts the conversation with, "Yeah. Is that your normal marketing for all your listings?" ... and this was how we met our new Sellers.

Apparently, Mr. and Mrs. Seller had been trying to sell their home for the past 6 months. Unhappy with the service that their agent was providing and the market reports (excuses) that they were being fed, they started looking online for other options.

Well, they stumbled across an article about the Colorado Home Market that I had written on Active Rain. What I had discovered and written about in this article went against what they had been told by their agent. Interested, they went to our website, googled a few of our listings (most of our listed homes are "Google-able") and decided to call us.

Derek and Mariana WagnerThey said, "We found you on Active Rain." Then continued to explain the research that they had done on us. "I couldn't believe it! Your listings are everywhere. ... I couldn't find my home anywhere online."
Derek explained our marketing plan to them and before the conversation was over, they asked us how soon we could list their home, seeing as they were just about to fire their current agent.

We listed their home, initiated our extensive marketing plan and now we are working with an offer!

Because of the community that Active Rain (and it's members) created, our Sellers' were able to find us, and more importantly ... learn about us. So, yes, it helped our business. But more importantly, it helped our Sellers find an agent (or 2 in our case) who could do what they needed done ... Sell Their House!

How great is that!

Mariana,

Love this story and the way you have used your links. You have made it easy to read a few more of your blogs.

You are showing us by example  how we are able to mix business and pleasure. You are enjoying Active Rain while helping buyers, sellers and other agents!

How lucky for these sellers to have found you two!!! Don't forget to share this with them and ask for a testimonial letter.

That's a great point to use in the listing presentation. Get the sellers to google a couple of your listings to show them the exposure..

I agree, huge point to make is that your listing is Google-able.

BTW, I was just on your website and clicked on "blog".  It took a way long time for your blog to load.  If i was a consumer, I probably would have moved on.  thought you'd want to know.

Thanks to you, Mariana, I have just googled all of my listings. WOW how impressive.

Just sent an email to my seller and suggested .. "google" your address'

Within minutes, a phone call from Albuquerque N.M. "We are so impressed with all your marketing."  What a  wonderful response.

One property that I sold last year  is being sold as a FSBO.  I am going to suggest that they google their own address. Again thanks for this tip!

Mariana congratulation, I too have been contacted by people in my market place who read my AR blog.

A wonderful story, I considered myself quite adept at web marketing, but reading your article, I guess I have a way to go.

As a newbie to AR, I am still trying to find a way to leverage my listings on active rain, is there an article or area where I would best find that info.

Chris- I thought you OWNED the internet...
Caron- But, I love what I do so it does not always FEEL like hard work. :o)
Diane- Thanks! Whoo Hoo!
Bob- I think that AR has so much to offer both agents and consumers.
Margaret - When I first joined AR I had no idea that it would really affect my business at all. I looked at it as a Rela Estate MySpace until I delved a little deeper and really began to see it grow, mature and offer tons of value! But between the excellent posts I read, the helpful comments and all the ideas I steal from you folks (wink, wink) this has turned into more than I could imagine!  And congrats on your Google-able listings too!
Edite- It is a gold mine, here.
Tracy- It IS a good marketing piece. The only problem I have is when a home is located on a street that seems to be a "keyword" for some major organization - it makes it hard for my listing to show up on the top of the front page.
Stephen- I love BA Barracas...
Elena- Thank you. I think that WordPress (my other blogging platform) was having a few issues last night/this morning - I could not open it quickly either. It seems to be fine now though.
Joan- Let it rain!
Thesa- although .. a chat feature would be nice...
Kat- Thank you!
David- I know. Localism will/ does bring even more value to us AR bloggers!
TLW- No, not this one!
DAN! Nice to see you. I was talking about you to Brandy yesterday... Nope! Not telling you what I said!
Debi- Thank you!
Brad- Who hoo! Thanks!
Laura- Thank you. You offer such a value to people in our line of work. People like you, and places like this really help real estate agents become successful. Thank you.
Jennifer- I have people who I never expected, approach me about a post I wrote. It catches me off-guard, but its great!
Guy- We all will always have a lot to learn - but you know what? Just being on Active Rain puts us ahead of the game.
Ginger- Thank you! I hope so!

PASSION!

Way to go with your successful marketing plan and your useful consumer information!  I see great things in all of our futures with AR and Localism!!

03/03/2007 12:18 PM by Jim & Maria Hart ~ Charleston, SC Real Estate (Agent Owned Realty)

Outstanding! Congratulations - hope it all works out. Good to know one's efforts are being rewarded, and recognized as being more than a cut above the rest.

Marianna - Are there particular marketing strategies you use that you think are/were particularly successful?

Marianna- If it's a good gossip...... go ahead and post it, if its bad....... email works for me :)

03/03/2007 12:48 PM by Colorado Springs Real Estate (Prudential Professional Realtors)

Jim and Maria- We do too!
Jeff- I am a believer of CraigsList and Localism, in regards to getting Google-ism for your listings, by address. The best thing in the world is just letting our sellers know everything that we do and every time we do something. The #1 problem that Sellers have with their agents is that they do not keep in touch and have no idea WHAT their agent is doing to sell the house. We use Top Producer 7i and document EVERYTHING.
Dan- You "get" it  - that is what I was talking about... :o)

03/03/2007 01:04 PM by Mariana Wagner ~ Colorado Springs REALTOR® (Wagner iTeam -Keller Williams Clients' Choice)

That is great news.  I have an investor who I am working with who mentioned my site on AR.  Keep those listing coming.
