Active Rain: More Than Just a Real Estate Chat Room - We Mean Business!

This is really awesome!  We listed this home just a couple weeks ago and have had a boatload of showings, and now an offer. Our Sellers are very happy, to say the least. 

See, they had been listed with a different agent for the last 6 months, and had almost no showings, let alone an offer.

This is all so wonderful! A great "story for the books" in the world of real estate. But, this is more than a great real estate story.

This is a testimony to how Active Rain has impacted our business.

A couple weeks ago, Derek answers the phone. The lady on the other line starts the conversation with, "Yeah. Is that your normal marketing for all your listings?" ... and this was how we met our new Sellers.

Apparently, Mr. and Mrs. Seller had been trying to sell their home for the past 6 months. Unhappy with the service that their agent was providing and the market reports (excuses) that they were being fed, they started looking online for other options.

Well, they stumbled across an article about the Colorado Home Market that I had written on Active Rain. What I had discovered and written about in this article went against what they had been told by their agent. Interested, they went to our website, googled a few of our listings (most of our listed homes are "Google-able") and decided to call us.

Derek and Mariana WagnerThey said, "We found you on Active Rain." Then continued to explain the research that they had done on us. "I couldn't believe it! Your listings are everywhere. ... I couldn't find my home anywhere online."
Derek explained our marketing plan to them and before the conversation was over, they asked us how soon we could list their home, seeing as they were just about to fire their current agent.

We listed their home, initiated our extensive marketing plan and now we are working with an offer!

Because of the community that Active Rain (and it's members) created, our Sellers' were able to find us, and more importantly ... learn about us. So, yes, it helped our business. But more importantly, it helped our Sellers find an agent (or 2 in our case) who could do what they needed done ... Sell Their House!

How great is that!

Thanks to you, Mariana, I have just googled all of my listings. WOW how impressive.

 Just sent an email to my seller and suggested .. "google" your address' 

 Within minutes, a phone call from Albuquerque N.M. "We are so impressed with all your marketing."  What a  wonderful response.

One property that I sold last year  is being sold as a FSBO.  I am going to suggest that they google their own address. Again thanks for this tip!

Margaret - When I first joined AR I had no idea that it would really affect my business at all. I looked at it as a Rela Estate MySpace until I delved a little deeper and really began to see it grow, mature and offer tons of value! But between the excellent posts I read, the helpful comments and all the ideas I steal from you folks (wink,wink) this has turned into more than I could imagine!  And congrats on your Google-able listings too!
Edite- It is a gold mine, here.
Tracy- It IS a good marketing piece. The only problem I have is when a home is located on a street that seems to be a "keyword" for some major organization - it makes it hard for my listing to show up on the top of the front page.

Jeff- I am a believer of CraigsList and Localism, in regards to getting Google-ism for your listings, by address. The best thing in the world is just letting our sellers know everything that we do and every time we do something. The #1 problem that Sellers have with their agents is that they do not keep in touch and have no idea WHAT their agent is doing to sell the house. We use Top Producer 7i and document EVERYTHING.
