The path varies slightly for new construction to resale, so today we're going to concentrate on resale patio homes.
There are some key milestones:
HOA rules review
Home inspections
Financing/Appraisal
Closing
Move-in
These dates are all specified in the purchase contract and it's key to make sure we stay on track.
There are some opportunities to make your move in smoother, and it takes some planning to take advantage of your contract opportunities.
We have two main opportunities to gather information and plan for your move in.
The first is during showings, and part of the reason I carry a 30' tape measure in my car! If you need to know whether your extra long truck will fit in the garage, or if your heirloom dining room table fits the dining area, etc., during showings is a great time to find out!
The second opportunity? During the inspection period, usually the first 7-10 days after we have an accepted contract. This is the time to check out things you want to know in advance (window sizes for instance) and also a prime opportunity to get a quick estimate done if you're planning something significant like new flooring, painting or kitchen counters. Take advantage of that opportunity and it's possible to have the contractors lined up to start work right after closing so you can have the home ready for you BEFORE you move in your possessions.
And one other key thing is to make sure you contact the utility companies in advance of closing so the water, power, gas, etc. stay in service. With advance planning, those are just changed in name and not actually turned off. And trust me, you don't want the hassle of having to wait for the power people to come by to turn things back on!
