There is a fine line between Reality and NOT being Realistic

Do you know a Buyer who would want a home so bad they pay for ALL of the Sellers cosing costs. I met with a For Sale By Owner selling in the Manchester NH area who said that is the only way they will sell. Sure there is a shortage of homes for sale in some markets. However, buyers are more frugal than ever. The FSBO seller is missing this. They are betting that a buyer will want their home so bad, they will pay anything for it. 

 

That includes paying ALL the Sellers closing costs including and buyer agent fees, tax stamps and deed prep. This will be the third month their home has not sold. The seller although now interested in talking to listing agents, is not ready to sway from their plan.

 

It was time for some "hard truths" to tell the seller what the market is really like. How buyers are really acting and what we are seeing in our market. The seller did not care. They are not ready to listen and not ready to list. My opinion is they are not ready to sell either with such a crazy sales plan. 

 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

I've not yet seen this, but fortunately, here in NC outside of commissions, seller closing expenses are usually under $1,000.

In my area seller costs can be as high as 3 percent and that is without buyer paid costs or commissions

Hi Scott, you are right there is a fine line and that FSBO is probably over it.  But I know that some buyers have been in multiple offer situations on numerous homes and will be more accommodating to sellers because of it.

Our seller costs are just a few hundred dollars. Even the title search is the buyer expense.
