It is Spring - Where are all the houses For Sale? Typically Spring brings the spring market. Here in the Manchester NH area, winter held on much longer than what is considered normal. Warmer temperatures bring thought so of a new home in many. The end of school signals a time for families to move and be settled before the next school year begins.
We see the return of snow birds. The thoughts of down sizing. The thoughts of young families needing a bigger home. So where are all the homes For Sale?
Leading market scholars will tell you the lack of homes for sale is leading to a slow down in the amount of sales. It is also leading to an increase in values.
Many will say it is the lack of "what is really going on in the market" that is keeping sellers from selling. Most sellers need to know they have a house to go to before they list their home. It sets off a domino affect that starter homes are not listed because those owners can not find a bigger home. The amount of new construction of starter to mid homes is way down. There is a great amount of first time buyers looking for starter homes.
WHAT IS THE SOLUTION? I am seeing great results when I sit down with potential Buyers and Sellers. In person to let them know how string the market is. That interest rates are the lowest they will be. The fear of them rising is getting more buyers active in the market now. That selling your home now gives you more freedom to find and buy your next home. That it is myth nothing is for sale. Many homes hit the market every day. Many of those homes sell quickly. Being ready to buy by being pre approved for a mortgage and having a plan to sell your home help get you your dream home.
