Keeping Up With The Patio Home Builders

Blink and you might miss it! At least that's the way it may seem sometimes when trying to be absolutely current with Greater Cincinnati patio home builders!

What was scraped dirt just a few months ago may now be a street with multiple finished homes and a number more in various stages from foundation to frame.

Knowing where a community is in it's building lifecycle is crucial to assessing the risk to our patio home buyers.

Buy early in the process and guarantee years of construction grit and grime and noise and if they ever need to sell, the challenge of going head to head with the builder.

Wait too long and the last lots left may not be the best (there's often a reason no one else bought them!).

But wait even longer and the risk is the builder finishes up and leaves the neighborhood.  Now you've got to hope a resale matches your needs exactly, or at least closely enough that you can remodel to your specific tastes after you move in.

In order to stay current I keep in touch with a handful of builders' reps.  A quick phone call and I can get the latest status on builder incentives, how many lots are left and how long they estimate it will take to finish out the current phase.

And of course I'll periodically drive through my patio home communities to see the latest status on new builds, how many resale homes are for sale and if there are any For Sale By Owners that would otherwise be invisible matches for our buyers.

So go ahead, ask me what you want to know about Greater Cincinnati patio homes, new or old.  I'll either already know the answers or be able to get them for you quickly!  And one more time, you DO NOT get a better deal by going direct to the builder without an agent, SO CALL ME AND HIRE ME!  It's no extra cost and you get an agent who REALLY knows Cincinnati area patio homes!

It's a huge transition to go from acreage to postage size stamp size lots (okay, exaggerating but it might FEEL that way!) and it's not a perfect fit for everyone.

Good morning, Liz and Bill Spear (Bill).... every buyer needs proper representation, and that's not found by going directly to the builder....the builder want what's best for him.... I know... I listed new homes for over 20 years.... buyers would be wise to hire you, Bill Spear, for guidance....and they should not hesitate.... the earlier sooner they buy, the more equity they'll have... prices go up and equity is built.... be the one who receives that equity...better than being the provider of the equity to other by paying the most.

It's something that has baffled me for some time.  If you don't get a better deal by going unrepresented, where's the common sense in not getting what you've already paid for?  Get an agent that knows new construction and enjoy their guidance.  We know the communities and if another might be THE best option, especially when it comes to niche work like our patio home segment.  Over half my business this year has been new construction, and it could potentially be even more if all the callers that just want to gain info about our segment actually hired us to help them.
