I Feel Like It’s Been On the Market Forever!

This was the answer I got when I asked a caller how long her house had beenquestion on the market.

When someone calls about a Staging Consultation, there are some things I want to know besides where it is!

And I particularly want to know how long it has been listed.

This poor seller’s home had been on the market for quite a while and she was on her third agent.

She was ready to move back up north to be closer to her son and was frustrated at the whole selling process.

 

Agent #1 listed the property but then she never heard from them.

Agent #2 sent his wife over when my seller asked for a Home Stager. She walked through the house and told her everything looked Nice!

And finally, Agent #3 she knew from someone her daughter babysat for. They were nice but he kept telling her to lower the price of the house. She told me that if she lowered it any more, she would be asking less than what she bought it for!

Hire an agent who knows the market in your area and will be proactive in marketing and selling your home.


Find a professional home stager who will say more than it looks Nice. Find one who will tell you what you may not want to hear but need to hear.



By the way, what I found when I arrived for the consultation was a clean home that just needed some paint (which none of the agents mentioned and if they did, didn’t press her on it) and some staging for eye appeal.

I agree Brian England and it's not just in the real estate field.

I'm laughing so hard Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents One home I consulted on had a garage you could hold a dinner party in. However the rest of the house was ruled (and ruined) by 4 40+ pound dogs.

If someone wants to buy a property listed at 108 million, they have to have a billion dollar net worth or just under that...There are 2800 billionaires world wine and just over 500 live in the US.  That is a teeny tiny market... There are more Ultra high net worth individuals (30 plus million to a billion) 212,000 of those. world wide.   A

Kathy, it might have taken her awhile but, I'm so glad she found you. She probably feels like you've taken a weight off her shoulders. I hope that you do a follow-up post once the house goes under contract. I know your staging expertise will make it happen.

It's always the little things that a seasoned professional can gingerly point out to the seller to make the property move forward to a closing.  Certainly hiring a stager can streamline the process

I've seen it happens so often....house sits, vacant, no offers, stager comes in, then --home goes under contract!

We know all about agents who take a listing and are never heard from again. I forget how many of them we went through before listing with our current agent. He is at least doing enough marketing to get a showing now and then.

Can't do staging as it's a rental duplex. At least our tenants are clean and neat - I'm thankful for that.

There is no lack of agents who will take any listing under almost any terms.

It takes a knowledgeable professional to get the job done and done right.

Price is a big factor for why a property is on the market a long time. However, having the home show ready is also important. Stagers know how to get the job done. 

Sorry these folks had to go through so many agents.

Mary Hutchison, SRES, ABR the problem this seller had was that the house was ho-hum. Nothing to make a buyer go wow.

Wonderful post, Kathy! It's great that it's clean but, what they needed were true professionals, both an agent & stager. My stager and I have picked up the pieces many times and it never fails to sell quickly when we take on the listing. It makes a difference when you hire the RIGHT professional - ALWAYS!
