While driving through Atlanta, GA several years ago, I stopped at a red light. On the corner across from me was a church with a large sign above the front door that read, "The Perfect Church." I thought, "If I ever move to Atlanta, I know which church to join!" The old adage goes, "If you find the perfect church, don't join it. You'll ruin it." There is no perfect church.
Likewise, there are no perfect homes, even in the Austin, Texas area. Why? Every home, whether new or resale, has its flaws. The people building new homes do imperfect work. The materials used often have defects (sometimes these cannot be seen). The number of faults in any home usually increases with its age.
It is for this reason--to protect home buyers--that Texas new home builders are required to provide a warranty that covers everything--foundation to roof--for the first year. The major systems (A/C, plumbing, e.g.) are covered in years 1-2. The home structure is covered in years 1-10. (Check out the minimum home warranty requirements.)
When you are in the market to buy your Austin area home, whether new or resale, you might consider these things:
- Look for the home that is perfect for you. Find a home that fits your budget (weigh wants versus needs, and income versus outgo). Getting preapproved for a loan will help you to how much home you can afford. Then, find a home that has the location and features that fit you and your family well.
- Make sure that the loan you get for your home purchase is the perfect loan for you. The mortgage market has been through quite an upheaval over the last several months. Loans are still available, but they are more difficult to qualify for. Lender rates and fees vary, sometimes greatly. Shop around. Find the loan that is best for you.
- Get the home inspected so you can find out if the home you intend to buy is as close to perfect as you hope it is. A state-lecensed inspector's report on the home's features and systems will help you evaluate it.
