I am more frequently running across investors who share with me that they approach and use listing agents only to to see if the listing agent might be able to present and negotiate their offer since a commission is involved.  In addition to explaining dual agency, if the investors are open-minded I share with them that my observation of the market place is that there are "deals" or "value" properties out there that come on the market and disappear quickly because they have been priced to sell.  The property doesn't necessarily have to require TLC (tender loving care) or have a seller in "distress" (foreclosure or short sale candidate) to be a good value investment.  I educate the open-minded investors on the value of hiring an agent on their behalf; that is, hiring a good buyer's agent who can assess the market place daily and quickly so they can be contacted immediately for well priced properties.  

Our local market can be described as a good buyer's market although prices certainly have not fallen quite so much as mainland areas.  I observe that Rare are the days where multiple offers occur in days.  However, I do see occasional properties move quickly (less than a week) if priced right.  What are you seeing in your market areas?

I have always used a buyers agent when purchasing a property. I undestand financing and rela estaet but like the idea of having someone to bounce ideas off of. Perspective ifs always helpful.

I agree with you. I don't know why an investor wouldn't agree to having a Buyers Agent represent them. They can only benefit from doing so.
