Most of the Time They Do Not.
This is a NOT a Good Position You Want To Put Yourself In. Think about the Service the Real Estate Agent is able to provide and Ask Yourself These Questions:
Is The Builder offering their own lender to do financing for you???
Whose interest is this finance person protecting??? You or the Builder???
Does the Builder Get a Kickback from the Lender???
If you are paying Cash, Are you having an Appraisal Done???
Who is recommending the Appraiser??? (Someone Who Works for the Builder???)
Is the builder giving you information about having home inspections???
Do you know what inspections are typical for the area???
Is the Builder letting you know about what types of warranty they provide???
Are they giving you a warranty???
Do You Know What You Need From the Builder to Get Insurance In The Area???
What is the price per square foot of the home? Is it reasonable,
compared to other homes sold in the area???
Is the builder providing you with any comparable homes that have sold in the area???
How is the builder coming up with the price of the home???
Where is the Builder Getting the Comparable Information From???
Are you Really Getting Any Discounts by Not Being Protected
and Having a Realtor who is Licensed with the Texas Association of Realtors
Looking Out For Your Best Interests???
What Ammenities is the Builder giving you for the price???
What Contract Form does the Builder Use???
Is the Builder a Licensed Realtor???
If So, Did They Disclose That To You???
Who is the Builder Representing in the Transaction???
How Long has the Builder been building in the area???
Are You Taking Out the Loan For New Construction or is the Builder? ???
What is the Timeline for Completion???
Who Makes Sure the Timeline Happens???
Whose Responsibility is it to make sure the Builder Does What they say they will do???
How Much Time is it going to cost you to make sure it is done???
What Kind of Slab Do They Use???
What Building Materials Do They Use???
How Much Allowance Are You Getting For Lighting, Fixtures, Ceiling Fans,
Appliances, Flooring, Counter Tops, Landscaping, Etc.???
Is That a Reasonable Amount Compared to Other Builders In The Area???
Is It Enough???
These are Just a Few of the Questions you should ask yourself. Of course, you can ask the builder these questions, and I am sure you can trust their answer, Or Can You?
A Home is one of the Most Important and Expensive Assets you will buy in your lifetime. Isn't it "Worth It" to have Representation for Yourself when Buying a New Home From a Builder?
Why Wouldn't They Want You To Have That??
That is a Great Question You Should Ask Yourself.
A Licensed Realtor is a Professional who continues to educate themselves on a yearly basis to protect consumer interests. A Realtor is someone who cares about the service they give to their clients and puts their interests above their own. A Realtor is someone who knows the Real Estate Market in the Area, Knows the Market Trends, Knows Cost of Building, Price Per Square Foot of Recent Sales, & is able to provide Consumers with information so they can make an informed decision.
Do you believe the builder is willing to do that for you???
In my experience, there are normally no discounts given by the builder
for not using a Realtor.
It normally does not turn out well for the Buyer.
The Builder pays the Realtor
and an Honest and Ethical Builder
WILL NOT ask you To Not Have Your Own Representation,
OR WILL NOT Try to Persuade You To Cut Your Realtor Out of the Sale.
