This is part 4 of the 90 ways to sell your home faster and for more money series. Again it contains some of the important parts of what we have found to help our sellers get the outcome they desire. The first 3 parts list some highlights from the Repairs, Cleaning, & Neutralizing portion of the series, to see them go to 90 ways part 1, 90 ways 2, & 90 ways 3,

A few years ago we came up with document titled "90 ways to sell your home faster and for more Money" to help Summit County Colorado Sellers prepare their homes to sell. It has servedClean interior us and our sellers well when they follow our recomendations in the document. It is broken down into 6 categories:

· Repairs

· Cleaning

· Neutralizing

· Space Management

· Atmosphere

· Staging

I decided to put a sample of it on our blog in the hope it will help sellers not only here in the Rocky Mountain Resort region but nation wide. It will be posted in a 6 part series.

Part 4 Space Management:

12.    Pack up collectibles . . . both to protect them, and to give the room a more spacious feel.  Leave just enough accessories to give the home a personal touch. Dispose of unneeded items. Remember less can be more.

14.    Empty closets of off-season clothing and pack for the move. Organize them to demonstrate the most efficient use of space. Leave as few items on the floor or shelves as possible. This helps buyers relize the potential of the home and highlights the amount of storage.

15.    Use light to create a sense of space. All drapes should be open. Turn on all of the lights throughout the home before a showing, and be sure to replace any burned out light bulbs. Light candles to enhance the buyers experience. Views here in Summit County Colorado are huge so maximize them for the buyers. Make sure decks are clean and neat and nothing on them may block your views standing up or sitting down.
