Why do we continue to do this? We post flyers and real estate ads with a great deal of information, but we often purposefully exclude price.

Years ago we did it because we hoped our flyers and yard signs would make our phone ring. However, with the advent of Zillow, Trulia and other on-line websites which provide an interested party the same information, PLUS price at the few taps on a keyboard, it seems futile to continue the practice.

For example, recently I have read several “New Listing” notifications here on ActiveRain. There was the usual plethora of information given, but no price! Because their blog ad didn’t provide it, I simply plugged the address into a Google search, and popped up several links to various sites on the internet which provided the desired list price. BUT, along with it, came the names of other agents, via Zillow, Trulia, Realtor.com, etc. So, in essence because readers had to leave the “Just Listed” blog where a blogger has provided all information needed about the property, they had left the site to go elsewhere to get price, and they lost connection with the agent who listed the property.

 

What are your thoughts on this?

Hi Myrl Jeffcoat - I flat out agree with you entirely. I use that psychology to get people to click directly to my actual listing....see below.

I include a link to my actual website that has a lot more information than I post in my AR post. I make it bold and highlight it. Everything BUT my AR post has the price of the property. Why? I want people to click to to my listing information that has videos, flyers, and anywhere from 20 images plus. It also has the price right at the top of the actual website listing. IF there are other documents to share, I include those as well. I generally know if I am going to have to reprint and supply accordingly.

If I make a price adjustment, I redo all the material.  This gives me more SEO power. There is another set of new content out there with the new pricing.

Good morning, Myrl Jeffcoat I always post prices online.... I don't in our local monthly newspaper because it's only once a month and prices will change if the home stays on the market...... I post the photo and an address.... and when someone drives by, they will either call or call their buyer agent...but everything online has a price.

Somehow, I missed your post last Thursday!  I am so happy that Kathy Streib added it to the list of ahah moments, and we heartily agree with you.  All of our clients list the price. On the high end it is sometimes listed as "Price Upon Request".  That means that none of the aggregators know the price.   They have to call the agent to find out.   A

I whole heartedly agree it is now counterproductive because as you said, they will be on another site and likely calling another agent!

Can't say that I ever used a tactic where price was omitted, although, an address or two may have not been presented at times. Working within a CRA has its challenges and this method alleviated some of that. Here via Kathy Streib

Glad to see this featured! I think you made an excellent point especially considering how accessible information is these days. I often don’t include the price here in AR because there are links to the main single property website with all the information a buyer would want and need.

This is such a great point!  It's always been a personal pet peeve of mine when getting agent to agent emails as well.  Additionally, when an agent has been fortunate enough to have their ads capture the attention of consumers, the idea is to generate a lead rather than instantly steer them in the opposite direction.  Just doesn't make sense to me either.

Would anyone do business with someone who is vague, secretive, or dare I say deceitful? When I see flyers, marketing materials that don't list the price of anything, especially real estate, I walk away.  That strategy IMO is used by desperate agents and not professionals. Great post.

Maybe because they’re expecting a price change soon? Sometimes I am hesitant to print up a bunch of flyers with the price when I know there’s a price change coming soon.

Before I started in real estate I walked in a real estate office and asked the the Agent sitting at the up desk please help me understand why you do this? She answered me politely saying so you will call us. I told her did it ever occur to your industry buyers will call anyway when they think they are ready? Instead, I have to come in here irritated because you all can’t seem to get what we really want from you! She turned out to be one of the first Agents I cooperated with when I activated my license. I remembered my frustration, so from the very start I included the price in the little one line ads I began to run in the Chicago-suntimes at the time. I sold over 30 homes that year from those little cheap ads I was spending less than $10 on way back then. Wow! Your post really triggered a memory for me👏🏽.

I think some agents don't put price on a flyer b/c if there is a price change--they don't want to reprint flyers! or they expect a call to find out price.  Not my strategy--I  list the price!

Agree with you, but sometimes, if we want someone to click on a link, it makes sense to leave the added information off -sometimes pricing - and hope they'll click the link to get the instant gratification of knowing the rest of the details. D

I was taught early in my career that if you leave the price off the listing you leave the buyer without the drive to call you! WHY? Because if you leave the price off the ad you imply that it is too high for the buyers who are looking! Now, I ask you: Is that dumb or what??? Put the price on the ad---what are you afraid of???

The information is readily available, so I don't see the purpose in withholding the price or any other pertinent information. While it's true we can't list EVERYTHING on a flyer, whether virtual or physical, the most important aspects of a listing should be disclosed, and that includes the price.
