How many showings does it take to SELL a home?

Viewing a FSBO the seller told us "Do not even think of making an offer until I have 8 showings." A little puzzled the buyers asked of they needed to see the home 8 times. I asked if they meant they wanted 8 buyers to view their Manchester NH area home? 

 

The For Sale By Owner seller told us on average their are 8 showings before a home sells. He wanted to wait until 8 buyers saw the home and then have them all submit offers. 

 

Shaking my head to myself the seller noticed I did not approve. He asked what ratio I used for my own listings. In short I told him often the first offer can be the best offer the receive. The real story is that with many sellers and a lower amount of listings, many buyers lose out on their dream home by waiting or making a low offer to start. Those who have lost their dream home will often make a quicker offer and that offer is often their best offer up front. 

 

The seller was intrigued and asked a round of question. He was starting to understand. I told hm I often have a couple offers the first day of listing. This seller said his home has been for sale for 3 months. There was no doubt why it had not sold. He had a flawed plan and was scaring the buyers away with a foolish plan.

 

In summary, My buyers did not want this home, he had scred them away too. This FSBO has wasted time, lost money and added stress by not knowing how to list, market and sell their home. He did say he could not afford to hire an agent. I told him he could not afford not to. 

He did call back and ask me to go over some numbers, he was impressed, but wanted to try his plan for another weekend. 

 

The MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Where do these "urban myths" spring from, Scott? I'm always telling my buyer clients they have my permission to purchase the first home they see and my seller clients to accept their first offer if it's right.

Good morning Scott Godzyk ,

It all boils down to each seller feeling their home is the best and everyone should want to make an offer. I listed a home priced well and show ready. Unfortunately its in a community where home sales are slower and many aren't aware of this little gem of a community. In 5 days we had 2 showings and the first one loved it, needed a home ASAP and made a slightly over list price offer. The sellers signed off but wanted backup offers. We still held an open house and only 5 came..3 were neighbors. They now realize they were blessed with the right family who saw it first and gave them what they wanted! You never know the first one who falls in love with it or the 80th..three months later!

It is not unusual for a buyer to buy the first home they see.  I may go ahead and show them a few more, just to make sure.  But, I have had instances where they wanted to sit down right there in the first house and write the offer.

I had a seller one time that, after confirming their first showing, told me they didn't want an offer from the first buyer.   It was insanity.  He had an illusion that there would be a flood of multiple offers after an open house.  It didn't work out that way.  Selling a home isn't as easy as it looks, even in a seller's market.

Just the other day, my sellers received an offer on their home on day 40. They wanted to wait until after their scheduled open house to see if other offers came in. Needless to say, they came to understand the first offer is usually the best offer, agreed to negotiate that offer, and went under contract that night.
