I recently met with a REALTOR and her customers at my model condominium home in SeaGrove St. Augustine Beach. She had been showing them new home construction, fixer-uppers, vacant home sites, short sales and foreclosures before coming in to visit me. Everyone looked frustrated and tired, agent included. What were these "buyers" looking for? I do not think they even knew, but what ever it was it had to be A DEAL. Having a variety of properties to choose from can be a great thing for buyers but it can also be paralyzing.
They may be thinking that there is a better deal waiting around the corner....something bigger and better, a desperate seller who is practically giving the property away. It is imperative for us, in new home sales, to impress upon the buyers that by not acting now, they might just miss the great deal of a home right in front of them.
What have you found to be helpful in un-paralyzing customers decision-making efforts?

Price and cleanliness. We recently got a home under contract with folks relocating from out of state. They were totally depressed from looking at neglected foreclosures when they saw our listing that was priced extremely well and owned by the original owner. Upgrades HVAC, new deck, paint, turn key condition, and a great location! They purchased within a few hours. The deals are not always where the buyer thinks they are. The best deals in this market are resales if they are priced correctly and are turn key ready.
