To paraphrase Sy Sims, an educated seller is my best client.  She has taken the time to learn all that she can about selling her home.  Aside from the obvious advantage to herself, her attitude has helped to foster a rapport with her Realtor that would not otherwise be possible. 

She Researches and Reads:

     She knows what is for sale in her community and for how much,

     reviews the listings of her competition for house specifications,

     takes virtual tours and views photos ... how do their houses look?

She reads articles about the housing market, renovations that sell, curb appeal, preparing her home for sale ... and books about staging her home.

-> -> -> She laments that she not only has to clean her home, but KEEP it clean!

$ $ $ When it's time to discuss pricing her home, she agrees with her Realtor, but suggests adjusting the price a bit to suit her selling time frame.        

She devotes time to getting her home in tip-top shape, seeking her Realtor's feedback as she moves along.  A storage space is rented ... unnecessary furniture is removed, repairs are made, etc. etc. etc.

She is happy and hopeful and so is her Realtor ....

 My client is an actual person; she happens to be a librarian.  Shouldn't all sellers be at a time like this!
