Ethics?

I just got an email today from someone wanting to move to my area asking me to call him, so of course I did.  After speaking about different areas and price and such, we then spoke about a specific property, he says to me, oh yeah, I spoke to an agent about that property already.  I said, oh, you are working with an agent on finding a home already, well, no not really, he says, but I talk to a lot of different agents about properties every day there, I don't want to get tied into one agent.  Then he mentioned that he was already getting email notifications from other agents, I politely told him, that if I was working with him, I would feel that what I was doing was unethical.  He actually started to fight with me about this!!! Again, I politely told him that we should agree to disagree on this, and I wish him no malice and hope his relocation went well, and goodbye.

Anyone want to chime in on this? IMHO what if myself and another agent both sent him a listing and did research on the same home? Everyone wants business, but really, even though he isn't under any contract with another agent, I still feel a sense of ethical responsibility here to not get involved, and when he started to pick a fight, well.......................I hope the guy doesn't lose any sleep over this...

You have a right not to work with anyone as long as you are not discrimating you should be able to do what you want. I too would pass him bye.

I try to bring this up ASAP.

Usually i say

"I preview homes every day. Every day I'll be out there looking for a home for you. If I'm going to take this time to work for you, will you make a commitment to buy your new home with me? This means that if you're driving down the street and see another broker's sign on a house you're interested in, you'll call me and I'll get the information for you. If you go to an open house you'll sign my name & number in, and if you like you'll call me to help you write the offer or to find out more about the house. If I commit to you than you commit to me?"

If they even stammer, I move on.

Colleen, Sounds to me like you did the right thing.  You probably saved yourself a lot of headaches too.

You did absolutely the right thing. The amount of time and energy we put into finding someone a home and completing a deal can't be counted in hours anymore. We as agents are working very hard in this market to make deals and that person looks more like a tire kicker than a buyer.

I think you did the right thing Colleen. I wouldnt do business with that guy either. I dont think he really knew what he was talking about. But there will always be more. Good luck!

You did what was in YOUR best interest.  Ethics aside, this guy has expresses clearly that he does not want to be loyal to any particular realtor.  Why would you waste your time on him just in case he decided to close with you rather than any of the other realtors he happened to contact?  Not the type of client which is going to be worth providing a high level of service to.

Ethically, I am not sure who, if anyone was representing that guy.  Since you cannot know if he is represented by another agent, from an ethical point of view, I say best to take the high ground and turn him away but as I said, even if not due to ethics, I don't see that there is any profit in flagrantly promiscuous buyers.

Get your buyers to sign a buyer's agreement.  I would never try to sell a property without a listing agreement and buyers need to learn that we have time an money invested and the only we get paid is if they buy with the agent spending the time and money.  If the other agents who allowed this client to use them had required a buyers contract they would not be in a situation where

This guy sounds like he wants everyone to be working for him but doesn't want to pay them for their work.  Seems like there are some ethics there too.

Hey Colleen~ We have all delt with Clients like this guy. These type of people think they are "playing the field" by having all these different agents jumping at their every command. You did the right thing.
