I use to work in the Human Resources field where I developed certain "human instincts" beyond those we are born with. HR professionals know well what I mean. Now that am a Realtor, I have developed instincts I call "home instincts" - those that go beyond just noticing the beauty of a home. It's seeing a house from a whole different perspective, my clients perspective.
When I walk through a house, I look for things that the "dad" likes, I pay attention to the feel
of a house and the flow (how every room comes together), whether or not "mom" will have peace-of-mind knowing that her kids are safe in the backyard while she's making supper. I like to stand in a corner of a room and picture the "family" interacting, paying attention to small things like where the piano would go depending on my knowledge of who this family is. I listen closely to what my clients say when I show them around. I take note of the things that are most important to them and the things that they just "can't do without"! I notice small details and great details. Things like, is there a teenager in the family? Is grandma moving in? Do they have a boat or are they planning on buying one. I pick up a lot from a simple conversation. Plans for a pool, need to have RV parking, yard must be facing East, etc., etc., etc...
When I preview homes, my "home instincts" kick into gear. The picture above for example is one I took from a kitchen corner looking out to the great room, that's highly desirable for families who have a lot of interaction, or a lot of frequent visitors. Everyone congregates between these two rooms. There were so many "practical" features about this house that it sold within 3% of the asking price. Not bad in this market!
I consider my home instincts to be the heart of my business. It brings me great joy when a client walks in a house and says "how did you know I like this or that", it feels great to see them smile.
