first you have to get in the door"Agents don't need a website."

That was the assertion I read this week in a national agent Facebook group.

"90% of consumers searches take them right to Zillow, Trulia, Realtor.com or some other portal, so what's the point of having a site??" (just like most stuff on the Internet, the factual accuracy of the comment might be a bit lacking).

"You can't compete with the 800 lb gorillas of real estate search".

"We sell HOUSES, we're not webmasters".

"I work off of referrals".  (okay, maybe YOU don't need a website!!).

Admittedly, creating and maintaining a website can be a real pain in the lower region.  We've had an iHouse template site for years and that site hasn't been our main focus for years.  It's another digital breadcrumb and provides us a bit of visibility, but it's not our rainmaker.  So how do we get home buyers and sellers to knock on our door?

Thanks to this community I've had a Wordpress site with IDX for some years.  Initially a would-be site designer on the site set up a site to add to his portfolio.  Over time I recognized I'd went down the wrong path with theme and design, but fortunately I'd learned enough here and had enough tech savvy Rain friends that I could gut and rebuild my site.  Then a bit later our IDX provider offered a significant upgrade in capabilities, but at the cost of most of the IDX pages I'd made.  More work, but new pages created.  Yeah, it was a lot of work, especially for a dual career guy like this engineer/agent, but I knew it needed to be done, so I got it done.

Now having a website is ongoing work.  I'm perpetually behind in what I'd like to do, what I need to do, etc.  There's always something new coming up...can anyone say GDPR?  (useful guide at the link).

So why do I bother?  I'm not going to beat the gorillas for "Cincinnati homes for sale".  I can look through pages and pages of Google results and all I'll see is gorillas of various forms.  Portals.  Brokerages national and local.  A consumer would have to REALLY be patient to keep hitting NEXT over and over to finally find me.

Cincinnati patio homesSo why bother?  It's about targeting.  Depending on what you're trying to accomplish the naysayers could be right.  You want to be Joe Generic agent, you're going to get buried in a digital wasteland.  But if you can find a way to set yourself apart, there's a good living to be made.  The bulk of my business comes from our website/blog/IDX pages.  As I've said before, it's all kind of intertwined, so it's often difficult to determine EXACTLY what made someone pick up the phone or send an email with a "help me" request, but the reason is not in doubt.

For the most part it's because I've published more information about Cincinnati patio homes than any other site or agent.  A searches for "Cincinnati patio homes" or "Cincinnati patio homes for sale" might return Z as the first organic spot, but guess what?  It's a false positive.  The result is for homes with patios :)  After them, there's us, with content that patio home buyers are searching for, and if that matching content gives them what they need, one of two things are going to happen:

1.  They'll take that knowledge back to their agent who doesn't know jack about patio homes and they'll buy without us. 

2.  They'll reach out to us for help.

Now option 2 doesn't mean I'm going to have more clients than I'll know what to do with.  What some of those callers want can't be had (you want a patio home in Mason that's new construction for under $250,000...and I want the winning Powerball ticket,...we've each got the same odds of success).

But others, and more than enough to make the effort worthwhile, do turn into clients. 

And that's why I have a website. 

For some, it won't make sense.  Too much money (and you can spend boatloads on a site), too much effort to fill it with original content, etc.

But your odds of success are amplified significantly if you can identify a worthwhile niche and use your website as a means of broadcasting your real estate business.  Sure, it'll still take time and effort to develop that presence, but it CAN pay off, literally.

As a veteran digital marketer, I will say you don't "need" a website, but it you want to be successful it should be high on your list of must haves. Keep in mind, there are simple website platforms that don't require maintenance and upkeep, but they will still help to highlight your expertise.

It is critical to have your own "online real estate" if you want to develop a solid brand as a real estate professional (and not that of your broker). All of those listings on whatever site people find them on (i.e. Zillow, Realtor, etc) will have to lead them to your site where people can learn about you and your expertise. Even social media; you don't own that, so it needs to point visitors to a place where they can see all of your accolades... and that should be your website.

Unless you've got one powerful sphere of influence, I can't see any other way than either massive mailings or having a decent website to attract clients.  I frankly don't put much emphasis on our brokerage website, preferring to put my effort into what we personally own (or as in the case of AR, a non-brokerage dependent site where we can export our content easily if needed).

I was using a play on words. "Need" is an overused word in our society... I do highly recommend having a website as mentioned "if you want to be successful".

I've found that blogging and a few other things (e.g. like Google maps, My Business, etc.) lead to a bigger Internet presence.  I picked up two smaller listings this year from sellers searching "real estate agents near me".  Bother went under contract quickly and I'm just waiting for closings on both :)

Good Morning, Liz and Bill, In my opinion, you need it to use and put your Article and promotion as well. I really need a website. There is some website that is free and low in maintenance. Aside from that, you will be recognized by promoting your site in the search engine. But it depends on the person coz, as today's trend's you can promote your article/listing on another site too without even having your own website. Have a Nice Day!

I can't even imagine not having an IDX site. And very rarely do I think my buyers go to the "big dogs" once they find my site and figure out they can save their search and listings and I respond respectfully based on their answers to questions.

Thank you for sharing always great information given. Having a website that one can manage is important.... there are alot of sites that are just plain not managable and are way to hard to use. Some feel paying the Big Z and Big R the way to go and they offer sites to my understanding. What ever works best for you is the way to go. Think it through and then work with it. Bill, 100% agree with you!  I have my WordPress with Platinum IDX and I wouldn't trade if for anything.  3 years ago I moved to a new town, started my real estate career all over and didn't know ONE person in town.  But, I immediately started working on my new niche website.  Tomorrow,  I'm closing a cash deal with a guy that called me two weeks ago and said "I just found your website and it is outstanding, I can finally make sense of things. Best website I have come across".

I think a website is useful if you use it properly.

It has to be user friendly with value added content.

The home search should be easy to navigate.

Just having a site sitting there is not the key.

Aloha Liz and Bill. great article, great food for thought.  So just maybe buyers are aware of the corporate 800 gorillas, and would take a pass on them.  Thinking outside the box with Patio homes, genius. I am going to have to think about that and change the way I think.

Interesting article. I'm not worried about the big portals I feel like if I've got a site competing even with my own company. I don't feel like I have the time to be updating the site constantly I have done the idx previously it's just a difficult thing
To maintain a website and also maintain one's presents on so many different portals. I look forward to seeing how it evolves in the future.

Like you, I can't imagine not having a website, Bill! I've never understood that mentality as I get calls from mine all of the time and, in fact, I am working with a buyer for the second time on a transaction. Yesterday, we were laughing at how we began working together. The wife made the comment that she was able to 'distinguish between the BS and the non-BS' and that's why my phone rang! LOL

It's not always fun to keep our sites running like tops but, gosh, the rewards of great clients far outweighs the task of keeping up with our sites, doesn't it?

Without my niche website work, I'd be missing at least half of my business.  It's essential.  And yes, I've had some days/nights where I'm scrambling to correct a site error or restore the site.  It's too important to let it stay down any longer than I absolutely must.

I am one of few agents in Sacramento with an IDX and a Wordpress blog. That alone pushes me above everybody else, and the fact I've had my own domain for more than 10 years. But most of my business comes from the internet. When people come to my website, it's often to check me out. Could NOT imagine not having a website.

It's a differentiator.  More work (and knowledge rquired) than most agents will want to tackle.  And it helps with the "find an agent near me" general queries.

Our MLS (and most likely all MLS's) have a special link to the IDX - It's not exactly a website; but it will show property search results! This one is mine Waterway Realty - I don't give it out very often, but may start to do so. I lost 50 domain names this past year for failure to renew them! The domain names were good but the web-sites were terrible.
