Number 6 they get real estate advice from their friends and family who have no real estate expertise.

With a great agent they can mitigate all these issues.  That's what we are here for!  I do agree with Randy's comment too.  I just had a first time buyer think that he could get 4% interest because his mother, who supposedly is in real estate (?) told him that the prime rate was 4, so he should get right around it...... WOW?!
