Everyone would like to list a subdivision, especially when it creates a great increase in income. How does one do that?  Listing new construction is quite different from listing a resale home, and builders are a very unique breed of seller.

 

There are many builders who do not have real estate agents. Some are on site every day, and they show their own properties. Do they know how to close?  Usually not!!! They may think they’re saving the commission, but what they’re doing is losing multiple sales.

 

 

To list new construction, one needs to “earn” those listings.  It’s a test, and it doesn’t happen overnight.  The best way to earn the respect and confidence of a builder is to learn his product; market his product; and then show and sell his product.  If you can show the builder that you have a solid understanding of new construction, and you know how to market that entity, the builder will be chasing you to list his subdivision. 

 

 

This is a method that can be applied to multiple subdivisions.   Remember, people buy on comparison, and if you have the information on several communities, your phone will ring. You’ll be well versed on all of the new communities, and you can present yourself as an authority on new homes in your marketplace. It’s to each builder’s advantage to list with an agent who has more than one subdivision.  I always had 3 or 4 going at one time, and the bottom line was to list with me or compete with me! It was a no brainer because buyers do buy on comparison, and at one point or another, I’d be speaking to that buyer!

 

Can you feel the excitement just thinking about that scenario?  How many agents take the time to learn the product of a variety of builders and can speak intelligently about the materials used?  How many agents go to the next step and market the product?  How many agents sell new homes and establish a working relationship with a builder or two or three?  Maybe you’ll be that next agent to do this!!

 

 

New construction is selling right now. Imagine having a subdivision with 2 or 3 years of inventory to list!!! When I was actively listing property, new construction was a steady flow of income, and the resale homes filled in the gaps while the homes were being built.
