WARNING THIS POST IS FOR ARIZONA REAL ESTATE PROFESSIONALS ONLY

Unfortunately in the State of Arizona Loan Originators are not required to be licensed.  This then trickles down to the professional integrity and honesty of that individual loan officer and the company they work for of who is the burdened party to uphold the state license for performing mortgage services.

It seems every year or two the Arizona Association of Realtors (AAR) gets together and decides to change the rules on what documentation they need from the lender to prove that the client (the buyer) can qualify to buy a home.

Currently it's the Loan Status Report (LSR), and in the past it was the Conditional Loan Approval (CLA).

It also seems every time (AAR) changes the documentation that they just end up confusing more real estate agents to the point that they (the real estate agent) start asking for things from the lender that is not required or cannot be provided.

The form in my professional opinion seems to bear no weight to the outcome of the transaction.

Until the State of Arizona requires licensing on an individual loan originator basis, please just keep the form the same.

I am surprised that your state hasn't made licensees mandatory. I carry my RE and originators license in SC. Both require continuing education and extensive backgrounds.
