After a long couple of days of house searching, my clients felt that had found the perfect house, Location, awesome, condition great, price... right in the ball park.  I unlocked the door and we walked in and she fell in love... Momma was HAPPY, so we all were happy!

BUT THEN -- the most god awful barking, baying, howling started up, and we walked to look in the back of the yard, and the neighbor that backs up to there fence had SIX... yes COUNT them SIX hunting dogs in a big kennel about 6 feet from the fence.   The noise was unbelievable.

On to the NEXT house - which looked promising as well.  Brand new construction, on market for 383 days, (first clue to me there was an issue).   House was elegant, nicely done, soaring ceilings, landscaped well, staged.... and across the street were skateboard ramps, and two "tiered" trampolines, where the little darlings could jump from one level to the other, and you guessed it -- another dog kennel in the side yard... with three dogs that greeted us joyously.

Now, I love my dogs, I am on the Board of the Humane Society, I enjoy the heck out of animals,   I enjoy kids, have three..., I feel very sorry for the owners of these properties... they have a tiger on their hands! I'm very happy they aren't my listings!

Happy ending, I think they found their home, though... and the old buyers are liars was once again proven to be true!

Retha: Glad you found your buyer's a new home . . . long before caller ID, we had a family down the street bring in a dog that barked in the middle of the night . . . we started calling the home dog started barking . . . two nights later we slept without a bark . . . I think they got tired of our midnight calls.

Feel sorry for the dogs when the owners don't seem to care

Mike, I know.  My dogs would NOT know what to do if they were in an outdoor kennel.  Holli is a pit bull mix and she is the mildest sweetest baby in the world, and Tobey is a yellow lab who is full of puppy.  They don't annoy neighbors by barking, but Tobey does love to visit, which can sometimes cause a stir.  Dogs are great, but you have to incorporate them into the family, in my opinion.

Glad you were able to find them a home. We have neighbors who let their dog wander all over the front of their house- and all of ours as well. We have all tried to talk to them- no luck. My dogs go nuts when the see another dog just roaming around our front yard. It makes us crazy because we know why our dogs are barking.

If I was to list a similar property I would have to have the animals removed to a alternate location. No difference than decluttering I think.

Retha,

I had two alaskan malamutes, and they loved being outside! (especially in the winter here in Michigan)  I guess it depends upon the breed.

We also have two children, and incoporatted them inside the home with them.

Sellers must be aware of outside factors in addition to price, location and condition, and price the home accordingly.

I guess I should clarify, this house was vacant, and the people who lived behind it had the dogs.  Going to be a tough sale for that agent!

Retha - I am with you.  They will have a time selling.  May-be the new owner will install a solid wooden fence, but I doubt it will affect the noise much.

Already there, it's a 15 foot high one with "staggered" boards for soundproofing.  I'm wondering if Leyland Cypresses would help?
