Just give it time and the market will cure itself.

Things are really COOKIN in Cape Coral.

The Bus Driver says, "the bottoms gone!" and many agree.

Rainer Scott Slocum, Florida Future Realty, tells me that lenders with foreclosures appear anxious to move those properties. That's a great sign.

His broker, Rainer Susan Milner, has put together a short sale system that's generated a plethora of contracts. Susan will make sure these transactions close, because that's what she does.

The GOOD STUFF!

more pendings

more closed transactions

lower inventory

affordable housing

the buyers are coming!   the buyers are coming!  the buyers are coming!

foriegn nationals, out of staters, investors, first time homebuyers

CASH BUYERS!!!!!

those are buyers without accountants!  (what do you expect I'm a mortgage lender!)

They're ALL here, right now!

So for those of you who have been waiting or continue to wait to buy you may want to consider the following;

Prices actually increased for the first time since, whenever, it's been toooooo long to remember.

So

BUY NOW!!!

or

CRY LATER!!!!!

Oh I hope you're right and I hope it spreads to MA -

My new mantra -  the buyers are coming - the buyers are coming ~

I love it!

Jim,

i just did! okay i know what you mean.

we were/are one of the hardest hit markets, but we also have incredible natural amenities, so it looks like us first, then you.

but, i do believe it's contagious.

Jay that's right! Cape Coral is a HOT market. I think we were one of the first markets to get hit and now we are probably one of the first (of those hit) to recover.

The deals abound and the buyers are jumping leaping off the fence!

Susan,

i agree, i also feel that the natural amenities of this area make us especially appealing.

did you know this was going to happen when you decided to open your office?

Jay-

It's not just Cape Coral that is hot -I think Ft.Myers is too. Lehigh is still tough right now though.
