Many parts of our Country experience mold and mildew in a home. If you see a leak or dripping, this could turn into a major mold/mildew issue that causes health issues for residents.
In Denver, we are very arid, and don't see much rain, therefore not seeing the moisture issues found in other humid areas. When a builder had an issue with a jetted tub install, had a leak, they used large industrial fans for 24 hours to dry out the floorboards. The builder did a moisture test to ensure the wood was completely dry before closing up the access.
We generally see 5-15% humidity levels, and do not see much rain, so do not have the same moisture issues other areas have to be careful with. This time of year we are seeing afternoon storms, but see very little rain.
Many years ago I saw a home with black mold, but it was a foreclosure home, the water had not been turned off after the residents moved in the winter, the pipes frozen and burst and flooded the basement. There was standing water in the basement and mold grew quickly in a short time. This is the only time in my years of experience seeing mold in a Denver metro home.
