Here’s an update on the Carlsbad real estate market for April 2008 from the MLS (homes sold privately are not include in these data).
- Homes for sale – 531 detached, 254 attached (up 14% since January)
- 138 detached and 61 attached homes came on the market in April (7% less than in March)
- 230 detached and 163 attached homes sold in the last 6 months
- Absorption (inventory) is 14 months for detached (an increase of 3 months over March) and 9.3 months for attached homes (a decrease of 1 month since March)
- Average marketing time was 73 days for attached and 71 days for detached
- Median sales price for detached - $701,225, up 4% from March (but 7% lower than 1 year ago)
- Median sales price for attached - $453,250, up 7% from March (and 2% above the median from 1 year ago)
Carlsbad home sales prices are averaging 95% (detached) and 95% (attached) of list price, a trend we have seen now for over a year. The average marketing time has dropped since last month and we are running ahead of last month’s rate of sales, a trend not unexpected in the spring. On the whole, however, YTD sales for Carlsbad homes are down 33% as compared to the first 4 months in 2007, which is off more than the 22% drop for San Diego County for 2008 YTD compared to 2007.

Not bad DOM there although inventory jumped but so did sales. Great market report...this is really an update they want to see!
