I've recently dealt with an agent who ALMOST lost a deal for her client because she had no clue what advice to give them regarding part of the negotiation. The agent has been around for a very long time and I was shocked that she had missed the boat on such a 'hot' topic.
It really made my clients realize how important knowledge & trust are in an agent/client relationship. (Of course, I shared our conversations with my clients!)
