The Lowdown on Sacramento Real Estate May 2018

By
Real Estate Agent with Elizabeth Anne Weintraub, Broker DRE #00697006

Somewhere I read an interview with a bunch of agents who work in Sacramento who told the reporter we are not suffering from a market of low inventory. That our low inventory was somehow a hoax, made-up or a misperception. I have no idea where they would get that goofy idea. We definitely have low inventory in Sacramento.

Yes, we have an uptick in homes for sale but it is not enough to meet demand. Demand is still very high. What this low inventory is doing to our market though is making buyers cautious and confused. They don't understand what's going on. Buyers are also very choosey. If they can't find their dream home, they are refusing to settle. This is an oddity that wasn't happening last year.

First of all, the meditation buddha is awesome. I too love them and think it's so wonderful that your mom taught you all the pose as children.  Our market has been weird for at least a year now - strong sellers market with  extremely choosey buyers. And now, resale homes built in 2015-2016 are stalling a bit in the price point above 600K - buyers are choosing new construction instead at the same price point.

Elizabeth, we are seeing some buyers remaining to be picky, but like your market, inventory is scarce.   If there is no urgency, guess they can wait, but prices are increasing 10%/year and a possibility of interest rate hikes again.
