Chris Ann Cleland Sets Another Record High Sales Price in Kingsbrooke!
It seems like forever ago, but it was late January when I met the sellers of 8862 Moat Crossing in Bristow's community of Kingsbrooke. They had taken note of a high sold price that my listing at 8843 Moat Crossing set in the spring of 2017. When the postcard about the sale arrived, the saved it and called me when they were ready to talk about selling.
More often than you may think, sellers hire me months before they are ready to list. When I was hired by seller at 8862 Moat Crossing, the time line to list was to do so with a desired settlement date of June 11th in mind. That was the first business day, after the last day of school. Mrs. Seller ran a home run day care from the home and was not comfortable renting back. She knew what her home owner's insurance covered and was not taking any chances running a daycare as a tenant of the next owner. So, with careful planning we chose to hit the market on March 26th. We figured that by the time this end unit townhouse hit the market, a two month settlement date would be no big deal. After all, there was a shortage of townhomes for sale in Bristow and buyers were likely going to be willing to do anything to get one...especially one this well kept. We were also hoping that, since the sellers would be out of town the week of March 26th, we could get an offer or two and be under contract before they returned a week later. Boy, did we underestimate the demand for a Bristow townhouse. We set a deadline for offers to be reviewed April 3rd.
Within twenty-four hours on the market this townhouse had more than ten showings and had two offers in hand before the sellers cried uncle. They didn't want to wait a week to review offers. They already had more than enough to make a decision, so we moved up the offer deadline. I don't need to tell you the grief I got about that. Nonetheless, all the agents that had shown the listing were notified about the change. One agent called me and said she would be unable to show the home until after our deadline, but her buyer was super interested. I offered to show her buyer the home if she agreed to write up whatever his offer was and throw it on the pile. Out of what ended up being five written offers, that offer ended up being our strongest.
It is bizarre how buyers in multiple offer situations think. They offer below list price thinking they have a shot. They offer list price on cash offers with no appraisal, when those are the buyers that should be offering above and waiving appraisal. The list price on this Kingsbrooke townhouse was $335,000. Our winning buyer offered $350,000 and asked for $10,000 in closing cost help. It was tied with another offer for the net to seller, but the lender that accompanied the winning offer was amazing. He had the loan approved, just needed a property to tie it to. The second offer that tied this one had a lender that literally told me, "I haven't run a check on assets and income yet, but I'm sure this buyer will be fine." That statement kicked that tied buyer out of the running. Being approved is critical in multiple offer situations.
As intended, and as the majority of buyers wrote in the offers, we closed today for the agreed $350,000. It's another record setting high sales price. Highest since May of 2007 for a townhouse in Kingsbrooke.
