Per the June 2018 edition of NAR (National Associate of Realtors) Magazine, this type of spying during showings has become more of an issue in this time. While in the past many of the higher priced homes are equipped with security systems and that was something that everyone was aware of, it is much more common with the proliferation of security devices from Simply Safe to Ring doorbell for many people to have this type of system in their home.
Personally, I have had 2 clients who used some type of camera system, one with Ring and the other with cameras they used. It was not until after having a conversation with the camera sellers that it was brought to my attention they had cameras. Their cameras had no sound so no conversations were being overheard but my Ring doorbell seller was a bit offended by a remark that a buyer had made as she was leaving the house. The Ring doorbell is obvious but not everything thinks about its presence. Our Texas legal line has been addressing these issues as they can be a legal complication.
Each state has its own laws in regards to recording so while it may be legal it may lead to issues with the potential buyers. Most people would be uncomfortable not knowing when/ where they were videotaped. Many cameras are not noticable so are easy to miss. See these disguised as Light bulbs:

Per the articles one seller was pleased he had used a security camera as his door handle was broken and he was able to see the culprit. He will continue use one in the future. More sellers are likely to do so in the future and we as agents need to better prepare our clients that it is becoming a fact of life.
